Location: South Florida (Miami & Fort Lauderdale)

 

Role: We are seeking a Commercial Property Manager to oversee the day-to-day management and maintenance of our South Florida portfolio. The primary responsibility will be to manage service requests, provide high end customer service to our tenants, and ensure that properties are maintained in good condition. The ideal applicant should be comfortable working in an entrepreneurial environment, possessing strong multi-tasking, communication, and teamwork skills, and demonstrating resourcefulness and the ability to take initiative and work independently.

 

Responsibilities:

  • Manage service requests – document, schedule & coordinate necessary building repairs

·         Manage vendors and contractors

·         Handle license updates and violation corrections

·         Conduct frequent walkthroughs of all assets

·         Conduct tenant walkthroughs prior to move-ins/outs

·         Ensure all appropriate invoices are sent to Accounting to be paid in a timely manner

·         Act as first point of contact for tenants

·         Assist with due diligence responsibilities for new acquisitions, which will include: inspecting properties for potential CapEx items, analyzing service contracts, coordinating and reviewing third party inspections, and more.

•     Manage all aspects of assigned properties.

•     Inspect and arrange maintenance to meet standards.

•     Accomplish financial goals and report periodically on financial performance.

•     Monitor collections and coordinate default proceedings.

•     Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.

•     Provide management and leadership to property staff, including hiring and performance management.

•     Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, and/or client requirements.

•     Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process.

•     Bid, negotiate, and manage conformity with vendor contracts in accordance with the company’s contract requirements or client requirements.

  • Coordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property.

•     Promote tenant satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.

•     Conduct regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.

•     Assist in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.

•     Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.

 

Qualifications:

·         5+ yrs. of relevant work experience

·         Working knowledge of Microsoft Office, including the ability to create, modify, and analyze Excel spreadsheets

·         Understanding of building mechanics and operations, including HVAC, roofing, electrical, and plumbing

·         Familiarity with commercial leases and contracts

·         Experience working in retail and office buildings providing above and beyond service to tenants

·       Excellent communication skills, both verbal and written

·         Ability to efficiently manage time, produce high quality work under deadline pressures, and successfully prioritize and simultaneously manage a heavy workload

·         Excellent attention to detail and high standard for accuracy

·         Demonstrate a willingness to contribute to the organization’s goals and growth
