Description
Avdoo & Partners, a fully integrated, privately held real estate organization is seeking an experienced and detail-oriented Project Accountant. The candidate must have a strong understanding of overall accounting principles with experience working in the corporate real estate sector in New York City. The individual in this role will oversee all accounting and reporting tasks pertaining to the company's multiple, active construction projects.
This position is ideal for someone who is meticulously organized, self-motivated, detail-oriented, diligent, with a strong ability to take initiative alongside following procedures and guidelines, while at the same time is able to multi-task and work under pressure to meet deadlines.
In this position, you will report directly to the Senior Accounting Manager and company Executives, and work closely with the entire development team, including project managers and the field construction team.
Responsibilities
- Prepare and review monthly bank requisitions, coordinating with lenders and internal construction team
- Process funding requests and draws requests for projects with construction loans, ensuring timely completion and vendor payments
- Provide oversight to construction team for trade contract buyouts, budget maintenance, and project schedule adherence
- Review and maintain project schedules, subcontractor/consultant contracts, and assist with contract administration
- Prepare monthly audits of project tracking costs against investment approved budgets
- Perform investor relations functions including monthly project construction updates, financial updates, review of project financial statements and tax returns, fund management
- Prepare and distribute monthly and quarterly financial reports, including income statements, balance sheets, and cash flow statements, internally and to external partners, including investors and lenders
- Manage company-wide risk management and internal control functions, including insurance coverage procurement and monitoring for specific projects.
- Handle vendor payables, mortgage payments, property & reimbursable expenses, various fees, construction loan reconciliations, project disbursements, etc.
- Carry out any other duties that may be deemed appropriate to this role
Qualifications
- Minimum (3) years of experience as a staff accountant
- Bachelor’s degree in accounting is required
- Prior experience working in public accounting is a plus but not required
- Experience in accounting for a Real Estate Developer or General Contractor is required
- Familiarity with AIA Documents G702/G703
- Proficiency in QuickBooks, Microsoft Office, Microsoft Project
- Thorough understanding of accounting principles, financial statements, and budget oversight
- Experience with general ledger functions and the month-end/year-end close process, managing closings
- Strong verbal and written communication skills
- Ability to prioritize and operate proactively
