The John Stewart Company, serving as the Presidio Residences, is the residential property manager for the Presidio Trust (“Trust”), a wholly-owned government corporation responsible for preserving and enhancing the Presidio of San Francisco.  The Presidio, an army base for over two hundred years, is required to be financially self-sufficient, with revenue to cover its activities coming primarily through the leasing of its real estate, including 1,174 housing units.  The residential portfolio offers a variety of dwellings ranging from modest single-room occupancy apartments to premier former officers’ homes.   Effective marketing, leasing, communication and day-to-day management practices, along with positive customer relations, are key to the success of the Presidio Residences. 

 

We are seeking an experienced property manager to direct the key functions addressed above, overseeing about one half of the property’s portfolio.  We utilize a Yardi Suite of products to carry out many property management duties, including Voyager, Rent Café (Site Manager, CRM), Energy Solutions and Rent Maximizer.  Annually, we turnover approximately 200 units and renew approximately 950 leases.  Strong interpersonal and communication skills are important in interactions with both the Trust and our 3,000 residents.

Responsibilities:

  • Builds and maintains positive staff working relationships; provides constructive and focused leadership; encourages teamwork and cooperation among staff.
  • Provides excellent customer service and works diligently to ensure positive interactions with residents, housing prospects, Trust representatives and all others.
  • Coordinates with General Manager in application of and regularly uses Yardi and Microsoft Office products.
  • Coordinates with General Manager in developing and implementing Presidio-wide marketing plan and takes actions to maintain a high level of occupancy.
  • Ensures consistent application of all lease terms, property rules and regulations; addresses violations as needed.
  • Attends regular training seminars and other programs to stay up-to-date on trends and changing industry conditions and standards.
  • Assists with special projects as assigned by the Trust, Regional Director, General Manager or corporate office.
Qualifications:

  • Problem Sensitivity/Deductive Reasoning — Critical thinking and professional experience to ensure top results in a variety of situations. Pro-active engagement in all facets of residential property management and superior problem-solving skills, including the ability to identify potential problems or risks and then swiftly develop specific solutions or remedies.  Capacity to discern when an issue requires a unique, as opposed to a general response.
  • Written and Oral Comprehension and Expression — Ability to communicate effectively and accurately, both orally and in writing, to residents, applicants, the Trust and all others. This includes succinctly communicating complex or sensitive information or ideas so others will clearly understand.
  • Computer Skills –Must appreciate and enjoy technology and the efficiencies that it offers.  Should be a robust user of Microsoft products and be able to demonstrate how property management software (preferably Yardi) can be deployed to most efficiently operate conventional real estate. 
  • Business and Management Principles — Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership techniques, production methods, and the coordination of people and resources. Capability to compute rate, ratio, and percent and apply those principles to real estate analysis.
  • Other Skills/Beneficial Qualifications – Excellent judgment, attention to process and detail; respect for confidentiality, and talent for dealing with sensitive issues with tact and discretion. Familiarity with federal housing programs and eligibility standards.  Disposition for working successfully in a fast-paced and public environment.
  • Experience - A minimum of 5 years of conventional Property Management experience preferred. Personnel supervision, training and evaluation experience preferred.
  • Valid Driver’s License
