JOB SUMMARY

The purpose of this position is to be the Energy & Sustainability (E&S) account lead for a significant, global, multi-person (10+) team with a comprehensive E&S scope. This individual will act as chief client point of contact for all sustainability activities. This is a senior role, and involves strategy and tactical implementation of energy and sustainability initiatives on a global basis for a global financial institution with significant sustainability objectives, including Operational Net Zero 2030.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Account-specific focus workstreams

Responsibilities include oversight of a comprehensive real estate sustainability scope of work, including addressing GHG emissions, Energy, Water, Waste, LEED Operations, Utility bill pay/management, data management and reporting, and Energy procurement

Carbon: Drive towards client GHG objectives, including Operational Net Zero 2030

Energy: Drive both operational energy efficiencies and capital energy improvements projects and programs

Water: Improve portfolio water performance via operations, technology and capital projects

Waste/Circular Economy: Waste management and reduction initiatives including diversion of waste from landfill, improving recycling, and zero waste facilities

Bill Pay/Bill Mgmt: Scope will include oversight of bill pay and bill management solution providers globally

E&S Data Management: Manage E&S data and performance reporting

Energy Advisory and Procurement, including off-site Renewables: Oversee energy advisory and procurement partners, engaging and directing to ensure client outcomes aligned with budget certainty, 100% renewable electricity and net zero goals.

LEED: Support for and governance around portfolio operations involving LEED EBOM and other sustainable operations frameworks

Typical Workstreams

Responsible for leading the energy and sustainability team to implement new technologies, identify cost savings opportunities, manage initiatives, and engage the CBRE platform team on issues related to energy procurement and energy-related capital projects, renewable/carbon, and critical environments.

Provides strategic and technical leadership in the areas of energy and sustainability management and related standard operating procedures, predictive maintenance procedures, customer service & delivery level agreements and the development and review of performance criteria for outside service contracts.

Develops and presents monthly energy and sustainability status and variance reports and conducts monthly energy and sustainability team meetings. Communicates past, present, and future energy plans and performance through formal presentations to account team and client. Oversees and directs the monitoring and reporting of energy use and spending trends to ensure consistency across the region/portfolio under management.

Champion global efforts of Energy and Sustainability management including standardization, technical leadership and enhancing the performance of all related facility mechanical and electrical systems throughout the managed properties.

Identify and prioritize initiatives based on an evaluation of their life cycle cost and/ or ability to enhance the client reputation.

Responsible for engaging with Global Energy Services to identify and implement sustainable products, processes, best practices, and technologies, to support the client's goals of reducing energy and water consumption, and for managing the environmental impact of a real estate portfolio

Provides energy and sustainability input to new construction and other capital projects. Works with client and project management teams to ensure the implementation of life cycle cost evaluation approaches which explicitly include energy and sustainability considerations.

Carries out broad and complex assignments requiring comprehensive knowledge related to energy efficiency, renewable/carbon offsets and sustainability services offered by the Global Energy and Sustainability platform.

Provides oversight and direction in conducting gap analyses for sustainability certification programs (i.e., LEED, WELL, etc.). Develops objectives, scope narratives and financial summaries (including payback analysis) in support of these certification efforts

Develops operational policies and procedures related to fit outs and leases that embrace LEED principals and disseminates them across a portfolio.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year College or university or

Minimum of ten years of related experience and/or training.

Minimum six years of managerial experience preferred.

CERTIFICATES and/or LICENSES

PE, CEM, LEED a plus.

Training and accreditation may be part of development and performance management requirements.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches, and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and ABILITIES

Carbon footprint reporting experience or training preferred. Training and accreditation part of development and performance management requirements

SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results and deadlines.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Energy & Sustainability Director position is $185,000 annually and the maximum salary for the Energy & Sustainability position is $195,000annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
