RESPONSIBILITIES

Develops and implements fire safety and related programs for the property. Directs the day-to-day operation of all security and life safety functions. Trains building personnel as well as tenants regarding fire evacuation and emergency procedures.

Scope: only as required for New York City buildings

ESSENTIAL DUTIES AND RESPONSIBILITIES

Develops and implements fire safety and related programs for the property. Determines program requirements and the equipment, resources, roles and responsibilities needed to maximize life and property protection.

Researches and maintains knowledge of fire and safety regulations applicable to the property. Counsels property and engineering management about changes and their impact.

Staffs and monitors lobby fire command station. Trains and deploys security/fire safety personnel in a manner which maximizes the protection of life and property.

Serves as liaison with suppliers, contractors and public safety officers regarding performance of alarm systems, ancillary equipment and compliance concerns.

Periodically tests fire alarm system and all ancillary equipment as required by applicable regulations. Maintains logs of such tests and reports all deficiencies to property manager. Supervises testing of all fire extinguishers in base building areas.

Revises and maintains all assignments of Fire Safety personnel and associated logs. Prepares and updates fire safety team charts. Posts all floor fire safety team information as required by law.

Establishes and maintains emergency procedures and logs in coordination with property and engineering management teams.

Coordinates implementation of Fire Brigade Program with property and engineering management teams.

Coordinates testing of fire alarm, standpipe and sprinkler systems with property management and building occupants.

Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project.

QUALIFICATIONS

EDUCATION and EXPERIENCE

High school diploma or general education degree (GED) and a minimum of three years experience in supervision and administration of fire safety programs for high-rise buildings. Documented employment history in security, police, firefighting or military field preferred.

CERTIFICATES and/or LICENSES

Licenses or certifications as may be required by applicable law or ordinance.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires basic knowledge of financial terms and principles and operating budget. Ability to calculate simple figures such as percentages.

REASONING ABILITY

Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and basic quantitative skills.

OTHER SKILLS and ABILITIES

Basic skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to learn use of site-specific fire and security systems and applications.

SCOPE OF RESPONSIBILITY

Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.

SAFETY

1. Complete all required and assigned HSE training at a satisfactory level,
2. Follow all activity policies and procedures, including all HSE-related requirements at all times,
3. Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.
4. Report any conditions which you feel could result in an accident or injury and / or stop work if required.
