JOB TITLE:  Analyst/Associate (reports to Director of Asset Management)

THE OPPORTUNITY:
This unique cross-disciplinary role provides an opportunity to work on all assets under management with exposure to multiple asset classes, investment strategies/risk profiles and local markets.  This individual will primarily work directly with senior members in Asset Management and have direct, cross disciplinary interaction with development, acquisitions and financing personnel.  The role will provide a diverse learning experience for any individual looking to grow their real estate career.

Chief Responsibilities:
Chief responsibilities will involve (i) preparation of financial analyses and asset memorandums for internal and external reporting, (ii) conducting market and economic research, (iii) working with the asset management team to track leasing deal flow, and (iv) maintaining and updating financial models and performing other ad hoc analyses on existing portfolio assets.  The role requires the candidate to have well-honed quantitative and communication skills, an analytical mindset, and an ability to draw insightful conclusions and present them to the team.    

  • Asset Management
    • Support asset managers in financial model updates (Argus and proprietary Excel model) and periodic market data analyses for existing portfolio assets
    • Prepare economic analyses of lease terms compared to market and/or pro forma projections
    • Maintain portfolio level performance metrics (e.g. gross and net absorption, lease renewals, lease concessions, and asset investment return metrics)
    • Assist in the preparation of monthly, quarterly and annual reporting to lenders and equity investors
    • Engage with on-site property management and brokerage teams to assist Asset Managers in analyzing results, budget accuracy and alternatives, and analyze financial impacts on leasing strategies
  • Transaction Support
    • Review of lease materials, abstraction of leases, evaluation of operating expenses, and support in the collection and dissemination of documents to lender and equity investors
  • Market & Economic Research
    • Research general market and economic conditions – track market vacancies, absorption, rents, new construction – and summarize and disseminate developing trends that can inform our leasing strategy
    • Evaluate competitive buildings, relevant sale & lease comps, economic drivers, historic market rents

REQUIRED SKILLS/KNOWLEDGE:

  • Strong desire to work in the real estate sector
  • Proficiency in MS Excel and Argus is required and Kardin experience is preferred
  • Understanding of general finance concepts including cash flow forecasting and capital markets
  • Detail oriented with strong quantitative and analytical skills
  • Excellent written and verbal communication skills with the ability to synthesize quantitative financial analysis into concise written and verbal reports
  • Highly motivated team player with excellent interpersonal skills and the ability to interface with personnel of all levels both internally and externally
  • Desire to work in a dynamic and fast paced inclusive environment that encourages creative problem solving and collaboration.

EDUCATION:

  • BA or BS with an emphasis in Real Estate, Economics, Accounting or Finance preferred
  • 1 – 2+ years of relevant real estate experience preferred
