Scout Cold Logistics is a real estate investment and development firm dedicated to cold warehousing infrastructure. The company invests in cold storage logistics and food production facilities throughout the United States. The company deploys capital through its dedicated investment fund. Scout is headquartered in Coral Gables, FL.

GENERAL JOB SUMMARY

The Business Development Associate will be an integral part of the entrepreneurial team creating value at Scout by generating new customers and broker relationships, nurturing and growing these relationships to generate opportunities, and transacting cold warehouse leases, build-to-suits and various other opportunities.  The main functions of the job will be creatively sourcing customers, introducing Scout Cold and its warehouse properties to potential customers and brokers, and supporting the team in preparation of leasing and purchase proposals, financial analysis, presentations and other transaction support work.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Fully understand and be able to effectively present Scout Cold Logistics and our cold storage warehouses to brokers and companies.
  2. Define target customers and brokers, introduce Scout Cold, and coordinate meetings with the goal of fully understanding the customer´s business and real estate requirements and how Scout can fill those needs.
  3. Source asset acquisition opportunities through brokers and real estate companies.  Complete initial Scout screening and present summary and recommendations. 
  4. Prepare presentations and proposals to customers, senior management and stakeholders.
  5. Research industrial market information including lease and sale comparables for various sized transactions in key logistics markets, as well as development and leasing competition, and maintain updated database.
  6. Assist with a myriad of real estate development support tasks, including commissioning and monitoring work of consultants and vendors, coordinating due diligence, transaction closing paperwork, graphics creation, task tracking, preparation for weekly meetings, editing documents, drafting and routing approval sheets, and organizing and updating project documents.
  7. Assist in preparation of lease summaries, investment memos, and a variety of other reports.
  8. Assist in contract preparation and internal transaction approval documentation.
  9. Support the creation and maintenance of tenant improvement construction and project schedules.
  10. Drafting and tracking lease summary sheets to ensure all Scout obligations to customers are met.
  11. Initial credit analysis of prospective tenants as well as tenants in acquisition targets.
  12. A wide variety of miscellaneous analytical research and development tasks.
  13. Coordinate construction, design, legal and development teams to ensure information consistency.
  14. Assist with other tasks such as processing brokerage commissions, tracking tenant improvements, answering new customer inquiries and responding to requests for information from investors, lenders, vendors and other stakeholders.
  15. Other duties as assigned.

 

EDUCATION AND/OR EXPERIENCE

  • Bachelor's degree from four-year college or university
  • 5-10 years real estate brokerage and/or transaction experience is required, as is a demonstrated interest in the commercial real estate industry
  • MBA desired

 

LANGUAGE SKILLS

  • Verbal and written fluency in English is required and Spanish is preferred.
  • Ability to write corporate reports, transaction summaries and other documents
  • Ability to effectively represent Scout and present information to corporate managers, brokers, investors, lenders and public groups. 
  • Ability to succinctly summarize transactions, issues and solutions for Scout team and stakeholders
  • Ability to respond to common inquiries from customers and members of the business community.

 

COMPUTER SKILLS:  Proficiency in Microsoft Word, Power Point and Excel and Outlook required

CERTIFICATES, LICENSES, REGISTRATIONS: None required, but a Real Estate license preferred

OTHER SKILLS, ABILITIES AND QUALIFICATIONS:

  • Strong sales skills required.  Ability to cold call, source customers, negotiate and close transactions. 
  • Ability to listen to customers, understand their needs and describe how Scout can help meet those needs.
  • The ability to work independently, meet deadlines and juggle multiple projects in an entrepreneurial and high-stress environment is critical
  • Good communication skills, flexibility and detail-orientation with ability to see and understand the big picture
  • Accountability, dependability, integrity and ambition are keys to success in this position
  • Demonstrates teamwork, knowledge-sharing and maintaining relationships
