Our property team members focus on bringing our business to life at each of our buildings with a focus on execution, and resident and guest experience. Our non-property team members focus on supporting property execution and the evolution of the other areas of the platform.  The non-property roles are remote-first with the option to work out of our DC or SF offices. We think in-person collaboration and bonding is extremely important, so our remote-first team members participate in quarterly in-person retreats with their teams at various locations across the U.S.
 
As an Associate, Underwriter for the Real Estate Acquisitions & Development Team, your mission will be to support all deal flow for the company's extensive pipeline of value–add and development investments. Partnering closely with key stakeholders throughout the organization you will ensure the delivery of high–quality, thoughtful and timely analysis for each project. You thrive in high–growth dynamic environments, and are willing and able to adapt quickly and go above and beyond to ensure the success of your team. In this role you will have the opportunity to demonstrate to senior leadership your value as an outside of the box thinker with strong quantitative and qualitative skills.

Responsibilities

    • Independently underwrite new investment and development opportunities, and create initial deal snapshots and investment memos
    • Gather and analyze due diligence materials, including: market studies, comp sets, income statements, rent rolls and property condition reports to inform underwriting assumptions
    • Provide support for negotiation of joint venture agreements, property management agreements, and loan agreements, and update underwriting to reflect evolving deal terms
    • Track recent transactions, re–financings and marketed deals in Placemakr’s target markets
    • Assist with fundraising efforts and provide support for partner–facing, or lender–facing interactions, and respond to questions from Ownership
    • Conduct site visits and manage third party consultants during due diligence
    • Provide support during transition from acquisition to operations, including managing deal rooms, creating investment memoranda and assisting in the budgeting process
    • Perform general administrative duties including prospecting research, pipeline support, data organization, and other tasks in order to assist acquisition and development efforts

Qualifications

    • Bachelor’s degree
    • Strong academic background, preferably in economics, finance, accounting, math, or engineering
    • 3 to 5+ years in investment banking and/or private fund investing, working in a related role focused on underwriting projects in multifamily or hospitality (preferred)
    • Superior quantitative, analytical and technical skills
    • Unwavering attention to detail and organization
    • Strong business writing and communication skills
    • Self–starter mentality and a thirst to learn quickly
    • High degree of professionalism and integrity
    • Familiarity with hospitality operations and financial statements
    • Experience investing in flexible real estate products and/or multifamily properties offering flexible lengths of stay
