About this Opportunity:
Regency Centers is seeking a Senior Leasing Agent to join our Raleigh, North Carolina regional office. The Senior Leasing Agent will be responsible for creating value and driving revenue through the management of leasing efforts of company-owned properties. The Senior Leasing Agent is responsible for developing and implementing a robust and successful property-level leasing program to maximize occupancy and revenues through rental agreements, in accordance with asset goals and objectives. The portfolio is currently 20 retail centers and approximately 2.5M square feet of GLA in North Carolina and Virginia.
Key Responsibilities:
- Lease new or existing vacant space
- Manage all aspects of the deal making cycle from cold calling, prospective tenant tours, LOI drafting and negotiations, lease negotiations and deal execution
- Identify appropriate prospects and lease space in new developments and stabilized assets
- Renew existing tenants’ leases to achieve maximum revenues while improving or maintaining tenant retention and satisfaction
- Lease, sell or develop outparcels
- Prepare production reports and annual income budgets
- Provide research and analytical support. Work with internal marketing department to develop strategic leasing collateral
- Participate in underwriting new developments and re-demising of existing spaces to maximize revenue
- Possess a thorough understanding and dissemination of market comps e.g. base rent, NNN’s, etc.
- Participate in forecasting and budgeting in an effort to accurately project move-outs, down time, RCD’s and projected deal economics, i.e., rent, tenant allowance, etc.
- Network internally and externally to source new leads
- Partner with Leasing Assistant to ensure proper and efficient work flow
Qualifications:
- Bachelor’s degree in business management, finance, real estate or related field
- At least five (5) years of commercial retail leasing experience
- Knowledge of the retail leasing industry and landlord representation, leases and sales contracts
- Intermediate level proficiency with Microsoft Office and Docusign
- Real estate license
- Ability to travel
- Ability to interpret financial underwriting with respect to a transaction
- Ability to review credit reports and financial data of a proposed tenant
- Quantitative and analytical skills
- Established business contacts and/or knowledge of the North Carolina and Virginia commercial real estate markets
