Partner’s Capital is seeking an Acquisitions Associate to become an integral part of our acquisitions team. Based in the newly opened Dallas – Ft. Worth MSA office, the person will play a critical role in all aspect’s acquisitions, including sourcing, underwriting, due diligence, financing, and potentially disposition or refinancing of each asset. The position offers the opportunity to gain a wide breadth of experience in industrial, innovative office, & flex investments including close interaction and collaboration with senior management.
Responsibilities:
Sourcing: Establishment of consistent opportunity flow through multiple channels including but not limited to establishing relationships within the brokerage community, working with existing target properties ownership, networking industry specific events. A predominant focus on off-market or limited market opportunities for acquisition and reposition.
Financial Analysis: Assist in the financial analysis and underwriting of potential acquisition opportunities utilizing Excel & Argus. Prepare cash flow models that will be utilized to value real estate investments.
Market Research: Provide research support utilizing online, internal, and external resources. Gather market research and stay current on industry trends. Maintain thorough market awareness in targeted markets through direct research and review of third-party research.
Transaction Execution: Prepare investment memoranda for recommended acquisition opportunities. Assist in transaction due diligence by collecting, reviewing, and summarizing property reports, leases, site visits, and other due diligence documents. Assist with generating non-binding Letter of Intents, along with Purchase and Sale Agreements. Assist with transaction closings, working closely with title and escrow companies.
Financing: Work directly with senior management to present acquisition opportunity to lenders, including preparation of financing packages and assisting with lender due diligence and closing.
Qualifications:
The ideal candidate will have a minimum of 2-4 years of prior business experience at a real estate investment firm
Bachelor’s degree in real estate, finance, economics, or other business discipline
Strong qualitative & quantitative skills with an analytical mindset
Excel, PowerPoint, and Word experience
Some Argus experience preferred
Motivated and results-driven with strong work ethic
Attention to detail and a desire to produce the highest quality work product
Superior organizational skills and the ability to manage multiple complex and diversified work-streams in a fast-paced environment
