Assistant Vice President-Mortgage Loans & Real Estate

The Role

The Assistant Vice President of Mortgage Loans and Real Estate will be a key contributor and strong team player towards the deployment of Company capital into attractive commercial real estate loans.  This individual will primarily focus upon securing new mortgage loan assets for the Company.  Additionally, this team member will participate in the asset management of the existing loan portfolio and may be asked to assist with other real estate related initiatives from time-to-time.  This position will be located in Austin and report to the VP of Mortgage Loans.

Key Responsibilities:

• Originate, close and manage new commercial real estate loan investments.
• Develop and maintain external relationships with mortgage brokers, property owners and other industry participants.
• Solicit investment opportunities primarily from mortgage brokers and communicate National Western Life’s commercial real estate lending parameters.
• Evaluate commercial real estate loan investment requests based upon the company’s investment criteria.
• Underwrite potential commercial real estate loan investments, including evaluating the collateral, sponsorship, and structure. Identify potential risks and propose appropriate structure to mitigate risks.
• Prepare transaction memoranda and present potential opportunities to investment committees for approval.
• Manage the closing process for new transactions including negotiating loan applications and loan documents, completing required due diligence, and coordinating closing with attorneys, accountants, appraisers and other third-party service providers.
• Participate in the management and administration of commercial real estate loan investments in the company’s portfolio, including annual mortgage reviews, periodic property inspections, lease approvals, and loan assumptions and modifications.
• Remain well informed of trends within the broader commercial real estate market, capital markets and economy.  Provide routine feedback within the investment department regarding emerging opportunities, risks and market feedback.

Required:

• Demonstrated ability to independently develop and pursue profitable relationships. 
• Strong marketing and negotiation skills.
• Strong interpersonal, oral and written communication skills.
• Proficiency with business software such as Excel, Word and, Power Point
• Intermediary to advance familiarity with and understanding of lease agreements, loan documents and other contracts.
• Proficiency modelling property cash flows and performing sensitivity analysis.
• Familiarity with discounted cash flow analysis.
• Experience with the valuation of multiple property types.
• Some travel required.

Preferred:

• Bachelor’s degree required. MBA preferred.
• Results-driven professional with 6+ years of experience in commercial real estate loan investment, preferably with a portfolio lender.
• Experience with commercial real estate (equity) assets.
• Familiarity with Argus Enterprise.
• Experience with construction loans.
• Some exposure to loan workouts restructurings and surveillance of potential troubled loans.
