COMPANY OVERVIEW

Based in Denver, my client is the U.S. real estate private equity platform of a global institutional investment manager with $2B of AUM. In its first year of operations, the North American arm acquired eight investments totaling approximately $610 million of equity and $1.5 billion of total projected capitalization. The investments include joint venture real estate developments and redevelopments with local, national, and international partners for residential, hotel, life sciences, and student housing projects in New York City, Beverly Hills, South Beach Miami, Boston, Boulder, and Minneapolis. The near-term pipeline opportunities are in lab office, traditional office, and residential. The platform serves a global institutional client base including pension funds, insurance companies, financial institutions, family offices, as well as European retail investors.

 

POSITION OVERVIEW

This individual will lead all aspects of Asset Management under general supervision of the senior leadership team, and in collaboration with the investment team. The candidate will drive investment performance from deal execution through disposition for assets with complex investment strategies including developments and repositioning, in conjunction with local operating partners, leasing/sales agents, and technical consultants. The role will include managing both stabilized assets and development projects. Specific activities include:

  • Assess investment performance in relation to business plan targets by analyzing financial reporting, performing regular site visits, and serving as an expert on local market conditions
  • Identify, recommend and execute asset management initiatives to capitalize on opportunities and mitigate risks during the hold period
  • Analyze capital expenditures, lease proposals, refinancing’s, and other major decisions and prepare recommendations to the investment committee accordingly
  • Prepare internal monthly and quarterly reporting, and develop and maintain financial projection and valuation models in Excel
  • Prepare quarterly reports, cash flow projections, valuation analysis and other financial reports
  • Verifies accuracy of property operating statements, prepares budget variance analysis and shares accountability for budgeted results
  • Analyzes and assists in leasing and capital project decisions
  • General market understanding for assigned assets - collects market information; in particular, competitive lease and sales transaction information – and meets with leasing and sales brokers periodically
  • Support investment restructurings, sales and asset financings strategies

 

QUALIFICATIONS

    • 7+ years’ relevant experience in real estate, inclusive of some private equity company experience
    • Bachelor's degree and excellent academic background
    • Strong quantitative and communication skills
    • Occasional travel and overtime required
    • Hard-working, can-do attitude and the desire to succeed in a fast-paced, entrepreneurial, and team-oriented environment
