*   Be responsible for generating and delivering a variety of project work on our customer sites.

*   Have full accountability and responsibility for managing and delivery of project works.

*   Liaise with key stakeholders to fully understand their requirements and propose value added  facility investments needed to become a trusted advisor. 

 

JOB SUMMARY

 

The 'Data Center Construction Project Manager' manages the implementation of one or more client portfolio(s) of capital upgrade/retrofit projects with an emphasis on mechanical / electrical systems within critical operating environments. The position coordinates with on-site team members, design consultants, construction contractors and suppliers to plan, execute, control and deliver capital projects on target for quality, cost and delivery as well as ensuring compliance with applicable safety, environmental, building code and health requirements.

 

Project work to be performed as an 'Owner's Representative' or 'In-Principal' - in close coordination with program leadership. 

 

Project Administration

 

Manage upgrades/retrofit construction project program across the data center portfolio on a regional basis. Focus is on ability to manage multiple projects for a major client portfolio (or several moderately sized client portfolios) concurrently across multiple locations.  

 

Work upfront to forecast program budget, cash flow and commitment and get approval on spend working with the CBRE client's cost control team. Update monthly cash flow forecasts, budget spend status and get management approval on funding justifications and authorizations.

 

Drive improvement in the upgrade/retrofit program processes and documentation/ workflow through stakeholder feedback and/or based on key performance indicators. 

 

Data Center MEP Infrastructure Upgrade/Retrofit Program Management

 

A. Pre-construction / Design / Planning

 

Work with Contractor(s) / A&E design team to create and establish the Master Project Schedule based on the Critical Path and key milestones. Create and establish the Master Project Budget including soft costs and hard costs

 

Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations

 

Support Contract negotiation, typically in concert with the program management and legal counsel, including establishment of all GC 'business terms' including mark-ups, fees, insurance, labor rates, escalation, etc.

 

Coordinate Design Team activities.

Ensure project participants comply with all applicable regulatory requirements- permitting, inspections, acceptance testing etc. Coordinate Constructability review of the project documents. Provide / gather cost estimates working with subs and other vendors for scope gaps/changes.  Coordinate Value Engineering effort to prioritize and contain scope of work within cost and delivery targets.

Produce cash flow projections on a monthly or quarterly basis as required 

 

B. Construction

 

Manage General Contractor and other directly contracted vendors by working though onsite Construction Management team. Manage Cost / Change Control, including change order review, negotiation, & recommendations, delay analysis - at program level. Ensure no unplanned interruptions to ongoing business activities at the site.  

 

Coordinate Value Engineering; Ensure Budget Management and Tracking, Schedule monitoring, tracking and analysis

Ensure document control (track and coordinate addenda, bulletins, new drawing, sets, clarifications, etc) process is in place. Ensure tracking of all key project documents, including submittals, RFI's, change orders, invoices and payments, lien releases are enforced.

 

Ensure QA/QC is being followed and report any issues/gaps. Coordination and management of all Owner-direct vendors working with supply chain and consultants.

 

Provide periodic review of safe construction practices by project participants. 

 

C. Project Close Out / Turnover

 

Initiate close out process well in advance of project completion, setting timelines and responsibilities. 

 

Establish close out documentation requirements. Ensure receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc. 

Ensure punch list, substantial completion and final completion process through onsite Construction management team.

Negotiate, resolve and close out any outstanding change orders, quality issues or disputes,

 

Process and track any final invoices, payment applications, retention payments, etc,

 

Prepare and submit final project accounting and budget,

 

Assist with detailed scheduling, coordination and management of all Owner-direct vendors, consultants.

EDUCATION and EXPERIENCE
  

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum four years of related experience and/or training.


CERTIFICATES and/or LICENSES
  


PMP (US and/or Canada) and LEED AP preferred.


COMMUNICATION SKILLS
  


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.


FINANCIAL KNOWLEDGE
  


Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.


REASONING ABILITY
  


Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


OTHER SKILLS and ABILITIES
  


Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
