Sterling Organization is seeking a Vice President of Transaction Management for its corporate headquarters located in West Palm Beach, FL. This person will work closely with Sterling’s Investments team to execute retail real estate property and portfolio acquisitions and dispositions in accordance with the firm’s investment objectives. The Vice President of Transaction Management will be directly responsible for transaction execution and due diligence analysis and will serve as a teacher, leader and coach to Sterling’s analyst team. This role will require exceptional leadership, communication and organizational skills as well as proven high-quality analytical capability.  

Responsibilities:

• Manage and lead all phases of transaction execution from PSA negotiations and acquisition due diligence through closing • Perform comprehensive acquisition due diligence and prepare a summary of findings (Investment Committee Memorandum) to present to Sterling’s Investment Committee
• Sterling’s due diligence efforts deeply examine a property’s financial, operational and physical condition, all of which are essential to understand prior to consummating an acquisition
• Conduct site visits to review property files, survey the property for noticeable defects or deficiencies, assess competitive properties in the market and pose astute, probing questions during tenant interviews
• Engage third-party consultants for Environmental, Property Condition and Zoning assessments as well as more specific investigations, if warranted; assess and communicate the impact of any findings
• Identify and quantify key transaction risks; clearly communicate the same to members of the deal team and Sterling’s Investment Committee
• Review, dissect and analyze highly complex financial models prepared by analyst team and ultimately provide approval of such
• Transition an acquired property to ownership via a closing memorandum and closing meeting with key operational stakeholders
• Responsible for the execution of property dispositions · Coordinate across departments within Sterling (i.e., leasing, operations, construction & development, accounting) to ensure the property is primed for sale · Work closely with Investment Sales brokers to coordinate the marketing effort · Provide thoughtful responses to prospective purchaser questions as they arise · Facilitate all phases of the transaction from buyer interviews and PSA negotiations through closing (e.g., estoppels, prorations, closing statement, etc.)  

Skills & Abilities :

• Ability to lead a transaction team and manage all phases of the transaction process for both acquisitions and dispositions with minimal oversight
• High level of proficiency with Microsoft Excel and Argus DCF/Enterprise
• Holistic understanding of real estate specific concepts and documents including leases, PSAs and CAM/Tax/Insurance reconciliations • Relentless drive for accuracy, timeliness and results with an ability to thrive in a fast paced, deadline-oriented environment • Highly organized, with systematic approach to directing changing priorities
• Ability to create, review, dissect and analyze highly complex financial models and other due diligence information and succinctly communicate model and due diligence results, assumptions and key risks/value drivers to senior leadership
• Capable of conducting quantitative analysis and problem solving
• Unwavering attention to detail and ability to deliver accurate work product with little-to-no supervision
• Ability to coach, direct and establish trusting relationships with analyst team
• Possess exceptional written and oral communication skills
• Willingness to work long hours when required to meet acquisition/internal deadlines • This position will include occasional travel  

Requirements:


• 7-10 years of commercial real estate transaction experience (retail a plus)
• College graduate with strong record of academic achievement and knowledge of commercial real estate
