Job Description:
The Investment Analyst at Ferncroft Capital will provide financial analysis, underwriting, modeling and other support for acquisitions, dispositions, financing and asset management functions. The Investment Analyst is a critical thinker who can analyze facts from multiple perspectives and develop fact-based recommendations through underwriting, modeling and research; a self-starter who can identify and solve issues that will make each property and the company become more efficient and profitable; a team player who can tackle tasks big and small.

Essential Duties and Responsibilities:
Acquisition, Disposition and Capital Event Duties

  • Create Argus and investment modeling for acquisition, disposition and capital event scenarios.
  • Review Argus models created by third parties for accuracy and completeness.
  • Coordinate with third-party service providers, including property managers, brokers and lenders, to gather and track due diligence information.
  • Assist in reviewing and analyzing due diligence to support project timelines and goals.

Existing Portfolio Duties

  • Maintain up-to-date Argus modeling for the portfolio, ensuring accuracy and completeness at all times.
  • Perform ad hoc modeling of sale, refinance and recapitalization scenarios that include IRR, equity multiple, cash yield and waterfall calculations.
  • Collect, analyze and catalog market data and offering memos from various sources.
  • Maintain database of portfolio information to report on key metrics for each property, such as NOI, cash flow, distributions, occupancy, debt maturities, interest rates and upcoming lease expirations.
  • Support leasing activities by creating net effective rent and lease comparison modeling.
  • Assist the team with management and monitoring of the existing portfolio, including oversight of third-party accounting, reporting and budgeting.
  • Review and analyze monthly financial statements for each property, comparing monthly results against budget expectations and tracking variances.
  • Assist with development and distribution of investor communications.
  • Facilitate information exchange between property accountants and CPAs to complete tax returns timely for each partnership. Assist in distribution of K-1s to investors.
  • Support internal accounting requirements such as reporting, invoicing, and managing expense reimbursements.

Primary Qualifications:

  • At least 2 years’ experience in commercial real estate, investment banking, or other real estate capital markets function.
  • Four-year college degree with a major in business, finance, economics, accounting, engineering or mathematics. Pre-MBA candidate with a proven record of achievement preferred.
  • Working knowledge of real estate valuation and financial modeling, including ability to create cash flow models from scratch.
  • Ability to read and interpret basic property financial statements including income statement, balance sheet and ledgers.
  • Advanced understanding and demonstrated proficiency in Excel and Argus. A case study may be given to finalist candidates to measure Excel modeling aptitude.
  • Proficient with all Microsoft Office products.
  • Strong organizational skills with the ability to multitask, prioritize various projects and meet deadlines.
