Summary   Reporting to the Vice President, Development, this position will be responsible for all aspects of Asset Management, including acquisitions and dispositions, through financial modeling, lease administration, market research, and analysis support to Crescent s portfolio of commercial / mixed use communities to ensure implementation of the approved business plan(s).   Essential Responsibilities  
  • Oversee third-party property management companies for compliance with annual property business plans, internal policies and procedures and Crescent s high standard of customer engagement and talent experience.
  • Identifies commercial investment opportunities and evaluates new acquisitions including review of offering materials, conducting research, and underwriting.
  • Lead preparation and execution of business plans for the repositioning of acquired assets by working with CMU s Development, Finance and Marketing teams. Transition and successfully integrate new acquisitions into the existing portfolio.
  • Prepare internal and external financial analysis and reports as needed, including, but not limited to property-level budgets and forecasts, market analysis, financial modeling, and cash flow projections.
  • Build and monitor detailed financial performance metrics for each asset related to property valuation and performance.
  • Review monthly operating statements and draw requests
  • Research loan document covenants as it pertains to leasing, future funding, escrow reimbursements, and other covenants as necessary.
  • Build financial models and perform scenario analysis using Excel and Argus
  • Directs Development Managers in the management and organization of due diligence data and materials.
  • Develop and maintain a consolidated reporting model and internal database for portfolio financial tracking purposes.
  • Manage and update deals on internal pipeline
  • Special projects and other responsibilities as assigned
Position Requirements and Qualifications Required:
  • Bachelor s degree in Finance, Accounting, or a related field
  • Minimum of 5 years of experience in real estate asset management, investment acquisitions, finance, underwriting, and market analysis.
  • Strongly prefer experience in commercial office asset management, property management and investments.
  • Applicants must have proficient knowledge of ARGUS
  • Advanced knowledge of Microsoft Excel, Word, Access
  • Strong math and analytical skills
  • Ability to analyze Income Statements and Balance Sheets
  • Proven ability for writing and presentation skills, with the ability to analyze and present data clearly and concisely
  • Must be able to form and sustain strong relationships and work well in a collaborative team
  • Strong financial acumen
  • Excellent at problem solving and taking initiative

  • Office environment with exposure to personal computer monitor and frequent use of a keyboard
  • Possible construction environment with exposure to dust, noise, temperature fluctuations, moving machinery, and so on
  • M-F, 8:00 am 5:00 pm (schedule may vary depending on location)
  • Valid driver s license or reliable method of transportation to/from work
  • Ability to travel to different field locations/corporate office and stay overnight as required
  • Ability to work late hours and weekends as required to meet deadlines
