Duties and Responsibilities:

• Deal Review: Review and evaluate deal packages for each potential investments following up on deals that meet client-specific and general firm investment criteria. Assist with the maintenance of the firm's pipeline report.

• Projections: Assemble, underwrite, analyze and modify potential acquisitions, including cash flow projections models with respect to an investment, utilizing both Argus and Excel. Utilize general firm investment criteria on various underwriting assumptions and appropriate pricing/return parameters. Candidates must be able to support assumptions through third party reports and market data. The ideal candidate will have deep Argus and Excel experience.

• Market Data: Maintain, gather and evaluate economic, demographic and real estate market data for potential acquisitions.

• Investment Memorandum: Assist where required in assembling and drafting of Investment Memorandum along with any related support material for the Investment Committee. Candidates must be able to clearly articulate and support a cogent investment thesis for a variety of different product types, sub-markets and hold periods.

• Transfer Memorandum: Prepare, maintain and assemble the transfer memorandums along with any related support material between Acquisition Group and Asset Management Group.

• Due Diligence and Closing: Assist with all due diligence responsibilities relating to a potential investment including but not limited to analyses of a property’s title and entitlement status, engineering and environmental condition, tenants and in-place leases review, operations and related financial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues. Involves substantial data collection and review.

• Other Duties: Prepare ad-hoc reports when needed and assist on special projects as required.

Requirements:

• Experience: Approximately One (1) to three (3) years relevant work experience required. In addition to specific acquisition experience, finance, sales, leasing, asset management, or development experience is a plus. Experience in the office, retail, industrial and multifamily sector is a plus. Experience with the Canadian markets would be a plus but not a requirement.

• Knowledge: Must possess the ability to prepare detailed analyses and to make well reasoned assumptions. Excellent writing skills, financial/quantitative skills, and fluency in Excel, Word, and PowerPoint and Argus software are required and absolutely critical. Must be able to efficiently work with a minimum of supervision, and to allocate time between multiple tasks/demands, changing priorities, and tight deadlines; an ability to concurrently pursue multiple opportunities is required.

• Communication: The candidate must be able to work independently and as part of a team. Candidate should be proactive and self-motivated. Strong sourcing capability, work ethic, integrity and commitment to meet deadlines are essential candidate attributes. Candidate must possess strong interpersonal communication and writing skills.

• Education Requirements: Undergraduate degree is required. MBA with a Real Estate focus preferred. MBA, MRED or CFA is a plus.
