We are currently seeking an experienced Commercial Property Manager to join our team in the Suburban Maryland area. 

 

Our company owns and manages approximately five million square feet of office and retail properties throughout the United States.  We are in growth mode and the environment is very fast paced in nature.  The ideal candidate will be high energy and able to adapt in a dynamic environment, and will work well as a team. 

 

The Commercial Property Manager is required to support all functions of the buildings, for a company owned office portfolio in Suburban Maryland, including many aspects of property management, tenant relations, budget adherence, accounts receivable, capital projects, and bidding of contracts. 

 

Essential Job Functions:

 

  • Develop and maintain positive relationships with all tenants and vendors. Be proactive and responsive to tenant’s needs and requests
  • Responsible for the portfolio revenues and expenses and use sound financial measures to ensure that the budget and financial goals are met
  • Ensure tenants are current in receivables and lease responsibilities
  • Contact vendors and coordinate the completion of work when maintenance requests are received
  • Assist the Vice President of Property Management in the creation of operating and capital budgets
  • Coordinate AP/AR invoicing process for the portfolio
  • Assist in achieving occupancy goals by offering superior tenant relations to achieve high renewal ratios by ensuring vacancies and marketable spaces are up to company standards
  • Investigate all complaints, disturbances and violations and resolve the issues
  • Ensure compliance with property management policies and procedures, codes, regulations and governmental agency directives. Maintain compliance by ensuring all property and portfolio records are maintained in accordance with all legal requirements and company policies and/or practices
  • Coordinate customer move-in and move-out process for the portfolio in a timely and coordinated manner including orientating new tenants to property management office staff, services and procedures, meeting and coordinating with vendors, arranging for building access, and ensuring compliance with insurance requirements
  • Conduct routine site inspections to ensure that the physical aspects of the properties meet established standards regarding the grounds, curb appeal, risk management, cleanliness, and general appearance, and implement corrective measures as necessary
  • Solicit bids from contractors for work performed and award contracts after securing required approvals. Oversee contractors, vendors, and other service providers including proper documentation and monitoring of vendor performance to assure full compliance with standards established within the service agreement
  • In conjunction with the Vice President of Property Management, plan, schedule, and coordinate general maintenance, major repairs, and capital improvement projects
  • Assist in the construction management process and participate in punch list walk-throughs and follow-up; coordinate finish selections
  • Provide direction and leadership to a team of 1-3 employees (maintenance technicians and administrative personnel). Develop and motivate staff to achieve goals and objectives. Ensure employees are provided necessary training and direction to achieve designated objectives
  • Other duties as assigned

 

 

Minimum Requirements:

 

  • Bachelor’s degree
  • Certified or Accredited Commercial Real Estate Management Certification (CPM, RPA) preferred
  • Office property management level experience of a combined 5 years preferred
  • Excellent skill, knowledge, and leadership ability with regard to general property management and office property operations
  • Effective written and verbal communication skills
  • Mathematical and analytical skills
  • Knowledge of construction management
  • Current assistant property managers who feel they are ready to take the next step and have the requisite experience will also be considered
