Pollack Shores Real Estate Group (PSREG) is a multifamily investment and operating company. The company was organized in 2006 to focus on multifamily investment opportunities in the Southeastern United States. Since its inception, PSREG has invested in, acquired and developed over 17,000 units representing in excess of $2.6 billion dollars of total capitalization. PSREG is seeking an Analyst to work with the development team. The person will be immersed in all aspects of multiple development projects.      

Position Summary: 
Under the supervision of the Managing Director and Development Manager, the primary role will be to assist in the pursuit and execution of each project to which he/she is assigned throughout the pre-development phase leading up to the project’s financial closing. The position will participate in multiple projects, touch all aspects of real estate development and interface with executive leadership on a daily basis. 

 

Essential Duties and Responsibilities include the following (other duties may be assigned):

  • Assist in all aspects of pre-development, including project pursuits, financial analysis and underwriting, site feasibility, market surveys, and due diligence.
  • Prepare packages for potential capital partners and debt providers.
  • Help prepare business plans for projects under contract, including detailed budgets, schedules, programs, market and risk analyses.
  • Coordinate with the project team for consultants necessary to execute the project, including the design team, general contractor and due diligence consultants.
  • Work closely with the Managing Director and Development Manager related to the capital needs and deliverables for each project that are required for closing.
  • Assist in preparing pre-development checklists, schedules and budgets, including cash-flow needs prior to closing.   
  • Ensure that the project file folder structure is properly set up on the shared drive using the approved filing template for each new project.
  • Coordinate with Development Manager to update the pipeline report on a weekly basis with the latest projects, underwriting, schedules and action items.
  • Support Managing Director and Development Manager in reviewing purchase contracts, LOIs, and other legal documents.

 

Organizational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee or visitor injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve the department’s efficiency, profitability, and productivity.


Work Hours: 
This is a full-time position scheduled for 40 hours in a regular work week. Days and hours of work are Monday through Friday, 8:00am to 5:00pm.

Education/Experience:

Required education and experience:

  1. Bachelor’s degree, preferably with a concentration in real estate economics, business, engineering, construction management or architecture. 
  2. Minimum of 1 to 2 years of relevant work experience in real estate development, construction, architecture or engineering.

Language Ability:

Demonstrated ability to read, write, and communicate effectively; to comprehend and complete legal documents, construction documents, RFIs, schedules and other industry standard documentation; and effectively communicate with partners, vendors, contractors, investors and C-level executives.

 

Math Ability:

Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions. In this role, an individual must complete financial records, budgets, and other fiscal reporting information.  

 

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Incumbents must be detail oriented with strong organizational skills, and must also have a strong sense of urgency to bring appropriate attention to critical issues so they can be resolved in a timely manner.

 

Computer Skills:

Demonstrated proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.

Supervisory Responsibilities:

This job requires the supervision and leadership of all project team members necessary to execute the development of each project.
