POSITION SUMMARY
H.I.G. Capital is seeking an outstanding individual to join its real estate team, H.I.G. Realty Partners, as an Associate in New York. H.I.G. Realty Partners makes opportunistic debt and equity investments in real estate transactions across North America, with a focus on turnaround and value-add strategies.
The Associate will serve a key role in a wide range of commercial real estate transactions, working directly with senior members of the real estate team. Debt investments include senior bridge loans, mezzanine loans and preferred equity collateralized by various property types (office, industrial, hotels, retail, multifamily, condominium and student housing). This role is for immediate start.
KEY RESPONSIBILITIES
- Responsible for analysis and supporting all other aspects of the origination and closing of various debt investments (senior mortgages, B-Notes, mezzanine loans and preferred equity)
- Prepare deal screeners, create investment memoranda, organize and manage due diligence process
- Create and modify ARGUS models, cash flow projections and financial models
- Analyze, review and process deal due diligence – sources & uses, sponsor background, conduct site visits, property valuations, market information, historical and projected financial operating statements, rental comps, and sales comps
- Build Excel models and prepare investment committee packages
- Assist in presentation of transactions to investment committee
- Proactively manage/monitor portfolio of investments
- Assist in developing and maintaining relationships with mortgage bankers, commercial banks, real estate brokers, developers, and investors
QUALIFICATIONS
- 1 – 3 years of relevant experience
- Excellent deal execution skills, including communicating with external parties, processing of due diligence and financial analysis
- Ability to identify and mitigate deal risks
- Credit and underwriting experience in commercial real estate
- Well-organized, strong independent work ethic with an excellent attention to detail
- Self-starter who can effectively prioritize multiple projects simultaneously
- Excellent oral and written communication skills
- Proficient in ARGUS, Excel, Word, PowerPoint and CoStar
- Distinguished academic achievement, coursework in finance, accounting, statistics, and mathematics is a plus
