Job Summary
The Associate Project Manager - Healthcare will be an entry level position involved in the management of projects/programs and multiple projects/programs as directed by senior leadership.
Essential Job Functions, Duties and Responsibilities
The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified.
  1. Maintain and develop the trust and confidence of the client and other key members of the Project Delivery Team.
  2. Assist in the coordination of the activities of the Project Delivery Team, develop and maintain detailed Project Action Logs and follow-up to ensure adherence to commitments made to the client.
  3. Assist in the preparation, development and maintenance of the Master Program Budget and Schedule; update each of those on a monthly basis.
  4. Assist in the preparation of the monthly Executive Status Report and Account Status Report for each assigned project.
  5. Assist in the implementation of policies and procedures of CBRE and assure compliance with same.
  6. Represent CBRE to the public, industry and the community in such a manner that will enhance the reputation of the firm.
  7. Take an active role in marketing/sales, personal development and sales presentations as requested.
  8. Be knowledgeable of the qualifications and experience of key Project Delivery Team members' firms and personnel (A/E, Contractor, Equipment Planners, Telecommunication Consultants, etc.)
  9. Read, understand and ensure compliance with CBRE's Program Management Manual.
  10. Be responsible for the preparation and presentation of special reports as required.
  11. Document all major project/program occurrences (meetings, discussions, decisions, changes, etc.).
  12. Assist in the negotiation of all major consultant contracts.
  13. Perform other duties as may be assigned to enhance the development and growth of the organization.
  14. Exemplify a very positive attitude in all work efforts and act as a true team player.
  15. Ensure the quality of all project support documents produced.
  16. Develop new client contacts and maintain existing client contacts to promote new and repeat client engagements.
  17. Assist in the preparation, development and maintenance of the Master Program Budget and Schedule; update the budget and schedule on a regular basis; and assist in the preparation of monthly Project Status Reports and Account Status Reports for each assigned project.
     
Healthcare Industry Knowledge, Important Real Estate Understanding
The following statements represent targeted healthcare industry knowledge and important real estate understanding that will be important to successfully integrating into the team. This knowledge is deemed to be important to enhance the credibility of the professional and team in their engagement with the client. 
  1. Understanding of the challenges, differences and specialized tasks of a healthcare project (inpatient hospital or multi-specialty ambulatory care, not medical office) vs projects in other industry sectors. Specialized tasks In addition to Essential Responsibilities above include the following:
    1. Working with user to develop programming and planning
    2. Vendor award, management, coordination and installation of specialized medical equipment
    3. Coordination and oversight of site logistics, Infection Control Risk Assessment (ICRA), Interim Life Safety Measures (ILSM)
    4. Oversight of the facility activation
    5. Oversight of Regulatory and other entitlements including Department of Health (DOH) Certificate of Need (CON) preparation and pre-occupancy survey in DOH states
    6. Basic understanding of the complex infrastructure and low voltage requirements of a healthcare facility and the impacts of working in such systems in an active facility. 
  2. Basic understanding of the healthcare industry including understanding of the healthcare industry divisions (outpatient, acute, post-acute and senior living).
  3. Develop a basic understanding of CBRE Healthcare, the services we offer, the clients we serve and the value we provide.
General Background and Minimum Requirements
  1. Required Education - Bachelor degree from an accredited four-year program (Project Management - architecture, engineering, building construction). 
  2. Work Experience - 1 - 3 years of practical work experience is preferred.
  3. Communication - excellent oral presentation and written skills.
  4. Interpersonal - able to work well with others and participate as a team player.
  5. Goal Oriented - able to set goals and achieve them.
  6. Organizational Ability - able to plan, prioritize, organize and monitor activities and projects.  Ability to handle several projects simultaneously and ensure quality of work.
  7. Computer Skills - Microsoft Word, Excel, PowerPoint and Outlook - mandatory.  Microsoft Project and AutoCad - preferable. Web-based project management system software experience preferable.

EDUCATION and EXPERIENCE
  

Bachelor's degree (BA/BS/BEng/BArch) from College or University and/or equivalent related experience.

Prior Project Management experience is preferred.


CERTIFICATES and/or LICENSES
  


PMP (US and/or Canada) and LEED AP preferred.


COMMUNICATION SKILLS
  


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.


FINANCIAL KNOWLEDGE
  


Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.


REASONING ABILITY
  


Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.


OTHER SKILLS and ABILITIES
  


Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Working knowledge in MS Project is helpful. Knowledge of leases, contracts, and construction practices preferred.
