Description
The Property Manager will be responsible for the successful operation of a Class A office campus located in West Broward and must demonstrate strong knowledge and skills in all aspects of building management. Major components required of this position are effective management and utilization of on-site staff, hands on involvement with construction management and comprehensive knowledge of the financial requirements (i.e., budgeting, escalations, monthly operating reports, etc.) RESPONSIBILITIES:
- Manage all on site personnel
- Requests, reviews, and approves proposals for construction and maintenance projects
- Oversees the completion of all tenant and capital improvements consistent with local codes, in compliance with leases and work letter agreements, to ensure tenant acceptance and timely completion
- Establishes and maintains tenant relationships to ensure the highest probability of tenant retention
- Assists with the specifications and the negotiation of service contracts with outside suppliers to ensure the highest level of performance at the lowest cost
- Preparation of annual or fiscal year operating budget coordinating all components of income (rental, leasing, escalation, etc.) and expenses (operating, debt, capital expenses, etc.)
- Monthly review and analysis of property financial operating reports including financial statements, balance sheet and cash flow statements
- Preparation of variance report comparing income and expense budget to actual
- Manage accounts receivable including proactive collection of delinquent rent or other action as appropriate
- Process invoice information immediately and provides support to the accounting team as necessary
- Review and approve all expense invoices to ensure general ledger account coding reflects against proper budgeted amount and category
- Prepare special analyses and reports as requested by Owner and/or Lender
- Work with Chief Engineer to address potential maintenance issues and review ongoing preventive maintenance programs
- Represent ownership interests in any legal actions
- Initiate and resolve all Insurance claims with carrier
- Minimum of 5+ years of commercial property management experience
- Experience with tenant relations, property operations, monthly reporting, budgeting, operating expense recoveries, contract administration, leasing and marketing of commercial properties.
- Ability to read and interpret financial reports
- Excellent written and oral communication skills
- Excellent organizational skills and a strong attention to detail
- Bachelor's degree preferred
- Strong knowledge of MS Office products (Word, Excel, Outlook)
- Prior experience and/or utilization of accounting software(s) preferred
