COMPANY DESCRIPTION
The Company is a long-standing, privately held, full-service, real estate development and property owner in the New York City metropolitan area.  Portfolio includes substantial mixed-use, office, retail and residential assets throughout New York and New Jersey totaling over one-million square feet, with a development pipeline that includes over two-million square feet across various asset classes and in different stages of development.  

KEY RESPONSIBILITIES
OPERATIONS:
  • Enhance financial reporting systems and processes to produce accurate and timely management reporting, specifically for internal business line leaders.
  • Oversight of corporate accounting, including general ledger function, job cost function, GAAP reporting, estimates, and variance analysis.
  • Maintain and improve existing accounting policies and procedures geared to enhance internal controls, increase operating efficiencies, and ensure accuracy of financial reports.
  • Lead process improvements for optimizing functional usage of accounting software to minimize duplicate work and improve organizational efficiency.
  • Make recommendations regarding accounting and operational process improvements.
  • Responsible for the financial management of a portfolio of commercial real estate assets that involves a management company, implementation of systems, staffing and reporting.
  • Lead and direct a financial organization to meet the demands of a rapidly expanding real estate development company with several lines of business.
  • Oversee the financial management related to the development/construction of a portfolio of commercial and mixed-use real estate assets.
  • Oversee processing, reviewing, coding, tracking and general ledger posting of construction draws for multiple projects, and ensure that construction draw schedules are updated.
  • Participate in key decisions as a member of the executive management team.
  • Effectively communicate with senior management and business line leaders in a highly accurate and very timely manner.
FINANCIAL INFORMATION:
  • Coordinate monthly and quarterly close process ensuring proper procedures and controls are in place to ensure accurate and timely reporting to management.
  • Maintain ongoing budget-to-actual information and provide “real-time” updates on development projects.
  • Oversee maintenance of accurate accounting books and records.
  • Oversee the investor relations function to ensure effective and timely communication.
  • Ensure that investors receive timely and accurate financial information, including monthly, quarterly and annual financial statements.
  • Ensure compliance with all debt covenants.
  • Read and interpret development and operating agreements to ensure they are in compliance with finance-related requirements.
PLANNING AND STRATEGY:
  • Participate in strategic planning with senior management to set financial and operational goals, as well as the company’s strategic agenda.
  • Development of an organizational and property management budgeting process.
  • Development of a cash management program to monitor and report cash flows on a budget, actual and forecasted basis.
  • Participate in planning organizational staffing needs.
  • Manage, train and mentor the financial team; including the oversight of an experienced operational controller.
  • Hire new members of the financial team, as necessary.
RISK MANAGEMENT:
  • Responsible for all aspects of financial control, including financial reporting, management and profitability analysis for the portfolio. Functions include review of financials for accuracy, consistency and identification of potential business issues.
  • Maintain and review internal controls. Make recommendations regarding operations, accounting and reporting issues.
  • Oversee and enhance sound expense management policies and procedures to minimize costs, ensure proper controls and reduce unnecessary expenditures.
  • Supervise the maintenance of adequate risk and liability insurance.
FUNDING OPERATIONS:
  • Oversee the treasury function.
  • Oversee all non-real estate related investments.
  • Develop new banking relationships, maintain and enhance all existing relationships.
  • Develop and recommend financial strategies.
TAX:
  • Serve as the primary liaison for the external accountants and tax consultants.
  • Review tax returns and ensure timely filings.
  • Develop and recommend tax strategies.

KEY ATTRIBUTES/EXPERIENCE
  • 15 plus years of relevant real estate finance, accounting and financial operations experience.
  • Experience working within a private real estate owner/operator, and development firm; a growth-minded, entrepreneurial, closely held commercial real estate owner is preferred.
  • Experience in managing financial reporting, treasury function, budgeting process, cash flow, cost control, risk management and tax strategies, specifically within a real estate framework.
  • Experience with the design and implementation of internal controls and accounting systems.
  • Ability to participate in the financing process and its related details from sourcing to closing.
  • Strong management and team-building skills, with the ability to lead, manage and develop a professional staff and achieve a high level of performance. Experience at hiring, training and developing a financial team.
  • Ability to understand the impact of non-financial information to the financial records of programs.
  • Demonstrated organization, problem-solving, analytical and technical skills.
  • Well-organized, self-directed, experienced leader and financial executive with appropriate industry experience.
  • An intelligent and articulate individual who can relate to people at all levels of an organization and possesses excellent communication skills.
  • Ability to work independently while keeping internal constituents apprised on a regular basis.
  • Proactive with issues and highly responsive to management. Must have experience working under pressure with various projects and deadlines, while reporting effectively and in a timely manner to senior management.
  • Detail oriented and willing to take a hands on approach, yet also cognizant of big-picture and task objectives.
  • Strong leadership ability is essential; must be capable of identifying and overseeing management systems and processes, and effectively resolve any conflicts or problems.
  • Take charge personality; effective decision maker.
  • Capable of multi-tasking; balancing multiple objectives to a successful conclusion.
  • Excellent computer skills. Experience with MRI, Timberline/Sage real estate accounting software packages is preferred.
  • High degree of personal and professional integrity.
  • Bachelor’s degree with a major in accounting or Master’s degree in accounting, Certified Public Accounting, Chartered Accountant or equivalent.
