Topa Management Company is looking to recruit an experienced Vice President, Retail Leasing to join our team in Los Angeles, California. POSITION TITLE:                     Vice President, Retail Leasing


POSITION DESCRIPTION:
       

A self-starter with retail lease / marketing and merchandising experience.  The position is

responsible for marketing and leasing of an irreplaceable urban retail portfolio primarily located

throughout West Los Angeles.  Acting as Topa’s ‘ambassador’ to the public, brokerage and retail

community, the position is highly visible requiring the highest levels of integrity, honesty and

professionalism. 

 

POSITION DUTIES AND RESPONSIBILITIES:

Geography

  • Primary office location in Century City, with regional offices in Westlake and Oxnard
  • Primary leasing and marketing responsibility for a Company owned retail real estate portfolio consisting of approximately 750K sf (150+ tenants) located throughout southern, CA

Leasing / Marketing / Merchandising

  • Actively lead and manage the marketing and leasing effort for a company owned retail portfolio
  • Develop leasing and marketing strategies for all retail properties
  • Recognize opportunities within the portfolio to improve merchandising strategies, re-position strategies and value add initiatives
  • Pro-actively reach out to desired tenants through creative deal making
  • Supported by staff, provide financial analysis on all leasing transactions to substantiate the proposed economics
  • Lead and manage lease negotiations through execution.
  • Oversee and manage third party brokers, where applicable, acting as owner’s primary contact
  • Assisted by legal counsel, draft lease and marketing documentation 
  • Provide available space information to brokers and tenant prospects as requested

  • Conduct leasing tours with prospective tenant prospects and brokers as-needed
  • Participate in ‘redevelopment’ project meetings to ensure plans meet the needs of today’s retailers

     

    Marketing / Reporting

  • Ensure all properties, where applicable, have appropriate lease ready inventory
  • Schedule and lead monthly leasing calls with all appropriate parties (asset management, property management, et al)
  • Regularly walk vacant inventory, with property management personnel, to ensure vacant units are in show ready condition
  • Supported by staff, update various tracking reports, monthly and quarterly including tenant rollover schedules, portfolio vacancy schedule, deals in progress, stacking plans, and data sources including CoStar and AIR lease availabilities
  • Create and maintain marketing flyers for space availability    
  • Coordinate with asset management, property management, construction management, and accounting departments as necessary 

POSITION PREREQUISITES:

  • Bachelor’s Degree preferred
  • Minimum seven (7+) years of prior ‘hands on’ leasing and merchandising experience with a demonstrated track record
  • Knowledge of retail trends and best in class retailers
  • Candidate may have worked for brokerage company or owner with specific hands-on retail leasing / merchandising experience
  • Must have excellent verbal and written skills
  • Experience in deal making and closing
  • Must be customer service oriented and able to multi-task
  • Proficient in Microsoft Office Applications including analytical ability to analyze lease metrics
  • Possess California State Salesperson’s Real Estate License or California DRE Broker’s license
