Building Systems Manager

The Building Systems Manager is responsible for the operation and maintenance of all physical plants and building systems at all facilities and sites in the school division. Incumbent will manage and oversee all work performed in-house and by contracted service companies at all facilities to insure building systems are operated safely and efficiently with minimal disruption to the school day.  Incumbent routinely inspects the physical plant and all equipment to ensure compliance with established codes, policies and procedures, and will be reported as metrics and benchmarks on a regular basis.  After hours security and emergency management operations will be coordinated with other managers.   Work is performed under the general supervision of the Assistant Director of Operations and Maintenance.  The incumbent will coordinate closely with managers of other services of Facilities Department and other appropriate city, school and other community organizations.

• Manages and oversees all in-house and contracted services work relating to the safe and efficient operations and maintenance of all school facilities. This includes the following systems and associated equipment:
  • Heating Ventilation and Air Conditioning
  • Electrical
  • Plumbing
  • Storm Water
  • Roofing
  • Elevator
  • Fire Protection
    • Coordinates Fire Protection systems operation with City Fire Marshal as well as other Divisional staff.
  • As part of operation of building systems monitors resource consumption and strives for most energy and water efficient operation.
  • May also coordinate and oversee:  carpet/tile installation, pest management, grounds maintenance and other programs as required/assigned.
• Supervises, directs and manages work performed by School-based Building Engineers, Skilled Maintenance Leaders to ensure safe and energy efficient operations of all building systems at ACPS facilities.
• Supervises and inspects work performed by outside contractors to verify that the work performed is consistent with contract requirements and work standards before authorizing payment.
• Manages and reports on work received and assigned through computerized work order maintenance program.
• Periodically reports on work accomplished and measured in ACPS Strategic Action Plan metrics.
• Coordinates with all departmental maintenance and operations activities.
• Coordinates with all facilities emergency management and operations.
• Coordinates with all departmental planning & construction activities and project commissioning.
• Coordinates with all city maintenance and operations crews for work on school sites.
• Perform other related duties as required or assigned by supervisor.

Must be available to respond to facility emergency conditions after-hours and weekends.  Incumbent is an Emergency Personnel designee.
