Typical Responsibilities

 

Debt & Equity Transactions
•Underwrite and analyze potential debt and equity opportunities, including cash flow projections using ARGUS and/or Excel software.
•Gather and evaluate economic, demographic, and other local real estate market data for potential debt and equity investments.
•Prepare loan and equity investments summaries/briefs and related support material.
•Review legal documents and other materials as part of the due diligence process; abstract key documents including leases, easements, etc.
•Assist Regional Counsel and Transaction Officer with debt and equity closing process, including estoppel review, pro-rations, and closing statements, as well as physical reviews. Support acquisitions financing.

 

Equity Asset Management
•Maintain and update ARGUS Enterprise models of existing assets
•Coordinate internal and external quarterly valuation process.  Review and reconcile models, rent rolls and capital.  Review external valuations and work to reconcile valuation issues.
•Assist with preparation of business plans, budgets, and quarterly reports.
•Assist Asset Managers with various financial and reporting functions to include analysis of lease proposals including calculation of net effective rent and impact on value; maintain reports on existing assets, expense comparisons, occupancy and income tracking; review of monthly reporting packages and related variances; resolve reporting discrepancies with outside management companies; review CAM reconciliation drafts; maintain key underwriting files and templates.
•Ability to travel with overnight stay required at times. Major markets in the Central Region include Atlanta, Austin, Chicago, Dallas, Houston, Kansas City, Minneapolis, Nashville, Orlando, and Tampa.
•Other related duties as may be assigned from day to day.

 

Knowledge Requirements 
•1-2 years of commercial real estate investment analysis experience.
•Bachelor’s degree in Business Administration with a finance or real estate emphasis.
•Demonstrated proficiency in Argus and Microsoft Office, ARGUS Enterprise experience a plus.
