Newly created leadership position with responsibility to establish and manage enterprise-wide strategic planning discipline for a portfolio with more than 3,500 locations totaling 32.5 million square feet.  As the initial practice leader, the Senior Director will:
 
  • Create new processes and tools to drive proactive and systematic portfolio planning discipline that delivers significant portfolio savings and improvement.
     
  • Manage CRE programs and teams that develop business-driven portfolio plans - supporting U.S. Bank strategic objectives for Business Lines, asset types, and key geographic markets.
     
  • Lead an analysis of the branch bank portfolio to identify opportunities for improved business alignment with changing industry trends, and opportunities to redevelop or sell under-utilized assets.
     
    Working as a leader in Corporate Real Estate, the Senior Director will interface with U.S. Bank executive leadership, corporate contacts, and the entire Corporate Real Estate delivery team.  The Senior Director will manage an initial team of two or three senior analysts, along with a newly outsourced occupancy management function.
 
Major Responsibilities:  
 
  • Accountable to develop and manage new strategic planning function, which will collaborate with portfolio managers to deliver repeatable and scalable portfolio plans, to be applied on an enterprise-wide basis. This portfolio management practice will support executive leadership and Business Line customers, serving as strategic consultants to effectively align their real estate assets with ever more dynamic business conditions.
  • Lead and collaborate on portfolio plans based on Voice of the Customer, business demand, workforce factors, asset utilization, market factors and risk. Deliver workplace solutions to support business objectives including cost containment, capital management, asset productivity, workplace effectiveness and service quality. Promote accountability and customer satisfaction with metrics-based management and reporting.
  • Develop and present impactful portfolio analyses and recommendations for executive and Business Line leadership.
  • Deploy new strategy for repeatable and scalable occupancy management function.  Lead and manage occupancy management function to support portfolio planning and portfolio management functions.
  • Ensure Portfolio Management account plans are developed and maintained with up to date information. Effectively analyze and communicate financial impact of portfolio trends, costs and projects in business terms. Manage rhythm of the business cadence for portfolio managers to deliver effective business unit relationships and communications.
  • Collaborate across the broad Corporate Real Estate team to establish annual and longer term capital and operating budget forecasts and projections.
  • Leverage common infrastructure and best practices across U.S. Bank portfolio.
    Team with and other senior leaders in Corporate Real Estate to develop portfolio strategies and deliver measurable results aligned with U.S. Bank business objectives.
  • Continuously improve process and performance of team and function.
 
Qualifications
 
Qualifications:
  • Bachelor’s degree required, Master’s degree preferred
  • 15+ years of high quality corporate real estate, or general business experience

  • Experience in consulting and solutions development preferred

  • Strong analytic skills and financial acumen
  • Highly developed communication skills (written, verbal, presentation, and executive reporting)
