The Occupancy Manager is responsible for consistent delivery of team management, planning services, space data management, and occupancy reporting.  Our client in the utility services industry requires expertise in customer service, data analysis, and workplace trends and practices to develop and support their corporate workplace standard.  The Occupancy Manager will operate within our client’s fast paced and dynamic culture to develop occupancy scenarios and solutions for meeting the changing needs of an agile business, ranging from simple reconfigurations, to whole building restacks, to regional portfolio plans.  He/she will interact with the client’s internal real estate and facilities team, client end users up to the senior and/or executive management level. 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Acts as single point of contact on planning issues for the client’s management team, Wight & Company account management, and a regional team of Occupancy Planners
  • Accountable for the results and performance of the regional Occupancy Planning team and service delivery on the account
  • Understands the client’s regional portfolio composition, and ensures the client’s real estate strategies and programs are reflected in proposed occupancy plans and options
  • Understands the client’s organization, goals and regional business operations, and how the real estate portfolio supports the business and its goals
  • Demonstrates in-depth knowledge of workplace concepts, programming of end user requirements, and office design principles in proposed solutions
  • Applies client programming factors and workplace strategy guidelines to new layouts
  • Ensures regional consistency in delivery of Occupancy Planning services by providing training, following standard operations manual, and incorporating evolving best practices into the account team’s work product
  • Aggregates and interprets data from multiple sources (business requirements, client initiatives, capacity data, time constraints, lease options, external factors, current supply of space and projected demand for space), and translates analysis into actionable information for client decision making
  • Applies effective problem solving, analytical and strategic skills
  • Accountable for space data accuracy including building and organizational data, and allocations
  • As assigned, responsible for business plans, budgets, and financial reporting
  • Creates work scope documents and reviews vendor and contractor proposals
  • Responsible for management of project from programming and design through construction.

 REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

  • 5-10 years of work experience in occupancy planning for corporate and commercial projects; interior office planning; or move/project management
  • 1 or more years of supervisory experience
  • Demonstrated strength in customer service skills to address customer needs and negotiate agreement on a solution within the framework of the client’s real estate program
  • Excellent written and verbal communication skills; able to tactfully deliver difficult messages, and tailor information to the audience; presents equally well to executives, large and small groups
  • Comfortable with frequent or rapid change; flexibility to adapt to shifting priorities
  • Ability to effectively manage time, organize and prioritize deliverables and workload
  • Experience managing design and drafting resources
  • Basic (or better) proficiency in AutoCAD (simple test fits, hatching) is desirableBasic (or better) proficiency in CAFM database (i.e. Archibus, or similar) is desirable
  • Basic or working knowledge of Work Order Management Systems
  • Basic knowledge of commercial furniture systems
  • Advanced proficiency in MS Office (Excel, PowerPoint, and Word) with the capability to master client specific programs
  • Experience with work styles, compliance, and regulatory considerations for the financial sector desired
  • Self-motivated, able to work independently and within a team to build relationships and interact effectively with business partners
  • A desire to work within a diverse, collaborative, and driven professional environment
  • Demonstrated consistency in values, principles and work ethic
  • Understanding of and commitment to client service
  • Domestic travel is required

MINIMUM REQUIRED EDUCATION 

  • Masters or Bachelor’s Degree with concentration in Management, Architecture or a related field; or equivalent work experience.
