Multifamily Financial Analyst

Rail Gauge Partners “Rail Gauge” is an Atlanta based multifamily firm that acquires and develops multifamily and built-for-rent communities throughout the Southeastern US.

Rail Gauge is seeking a FINANCIAL ANALYST whose primary responsibility will be financial modeling of existing and ground up multifamily and build-for-rent communities. As a new and growing firm, subject to the person’s interests and experience, there is broad opportunity to take on other responsibilities. The ideal candidate is very competent in excel modeling and can do all underwriting for the firm with a desire to do more when time and experience permits.

About Rail Gauge

Rail Gauge was founded in 2023 by two multifamily veterans who left a former firm to build Rail Gauge from the ground up. The Rail Gauge principals co-founded and spent the last 12 years building a formidable, well-respected multifamily acquisition and development firm having acquired or developed over 15,000 units with a total transaction volume of over $3.6B during their tenure.

Rail Gauge will seek to acquire, develop, renovate, and reposition multifamily assets and will acquire and/or develop build-for-rent opportunities with a focus on the ‘Sunbelt’ Southeastern US.

Job Description

Rail Gauge seeks an ambitious self-starter who can underwrite all acquisition and development opportunities but will also collaborate on any company need when time permits to help achieve aggressive growth objectives. Candidate needs to be a team player who can work collaboratively and independently. Day-to-day responsibilities will vary according to company priorities. Candidate will have the opportunity to start on the ground floor with significant upward mobility and increased responsibility as the company grows.

Primary Responsibilities:

  1. Candidate should be very proficient with excel financial modeling with a minimum of five years of experience modeling multifamily assets. Candidate should know how to underwrite multifamily acquisition and development assets in Excel to determine value, cash flows, levered/unlevered returns, IRR, equity multiple, and waterfall promotes with inputs for rents, expenses, operations, CAP rates, JV structures, LP/GP equity splits, debt scenarios, and deal sensitivities.
  2. Ability to review and interpret multifamily asset financials; operating statements, rent rolls, and budgets and be able to make sound assumptions on leasing, rent and expenses, and other operating metrics based on a competitive set, sub-market research, and market conditions.
  3. Draft and issue investment memoranda summarizing underwriting and returns, market and competitive asset analysis, relevant market factors, demographics, and supply and demand analysis in an organized, well written, compelling narrative using outside data, charts, graphs, and pictures to be reviewed by principals and investors.
  4. Prepare quarterly and annual reports for company investments and issue internal project status, asset performance, or development updates for investors, lenders, and company principals.

Other Potential Duties/Tasks:

  1. Be comfortable interacting with company consultants/partners including property management staff, attorneys, contractors, designers, architects, engineers, tax consultants, brokers, lenders, and equity partners as required or needed.
  2. Perform in-depth market/asset research and provide fact-based information using outside third party data (Costar, Yardi, AxioMetrics, etc.) and be able to evaluate market dynamics including competitive rents, occupancy, expenses, absorption, sales comps, and economic trends for targeted Southeastern markets. Keep current on market conditions by regularly reading industry news/reports and sharing selected/summarized info and data with company principals.
  3. Assist with acquisition due diligence and closing process.
  4. Draft and collaborate on company pitch decks, loan requests, or prospectus offerings to source potential debt and equity partners.
  5. Be able to identify potential multifamily acquisition opportunities or development sites that meet the firm’s investment criteria.


Required Skills and Experience:

  1. Minimum of 5 years relevant experience, 7 to 10 years preferred
  2. Self-starter with a high level of self-motivation
  3. Proficient in Microsoft Excel, Word, Outlook, PowerPoint (Office Applications)
  4. Prior experience with multifamily real estate, finance, and analysis
  5. Strong analytical, financial, communication, and organizational skills
  6. Must have excellent verbal and written communication skills
  7. Has a bachelor’s degree in a related field (Finance, Economics, Accounting, Real Estate, etc.) or a master’s degree in similar field


Job Type:
Full-time, The firm has an office located Buckhead, Atlanta, GA. Some 'in office' work required, there is flexibility to work from home 

Compensation: The position offers a competitive market salary commensurate with experience plus bonus. In addition, deal level equity and/or performance-based deal level profit share will be considered subject to the candidate’s goals and preferences.
