The Real Estate Portfolio Management Associate (“Associate”) will support BBH Real Estate (“BBHRE”) across all aspects of pre-investment and post-investment responsibilities. In this newly created role, the Associate will support the BBHRE Portfolio Manager (“PM”) on a variety of tasks required to manage the private real estate investment division at BBH. This position reports directly to the PM and provides direct exposure to the platform’s leadership.

 

The Associate will work jointly with the PM on certain tasks, while also being responsible for individual requirements. Together, these include the evaluation and execution of potential investments and new partnerships, conducting complex financial analysis, undertaking industry research, and assisting with the oversite of existing investments. Additionally, substantial time should be expected to be spent on industry webinars and synthesizing information from a variety of sources for the PM, as well as taking on direct responsibility for many of the administrative requirements that currently fall on the PM (pipeline updates, reporting requirements, presentation creation, etc.)

 

The Associate will initially be primarily inward facing, working with the PM to determine appropriate recommendations across all BBHRE private real estate matters. The Associate will also participate on acquisition pipeline calls and asset management calls with BBHRE fund partners. This role will initially be focused on listening while the PM takes the lead. Overtime, however, the goal is for the individual take the lead on external communications with our asset management partners and advance into a more senior role as BBHRE launches new funds and grows AUM.  Travel may also periodically be required to both potential acquisitions and existing portfolio assets.

Since its launch in 2006, Brown Brothers Harriman’s Real Estate Division (“BBHRE”) has provided private real estate investment solutions for its investors. Through a series of discretionary funds, BBHRE acquires institutional quality real estate assets across a variety of investment strategies spanning core, core plus, and value-add. BBHRE leverages its extensive real estate experience across market cycles with a demonstrated ability to successfully identify attractive assets presenting an opportunity to enhance value during their investment lifecycle. This procurement is enhanced through proprietary partnerships with both investment advisors and operating partners, as well as by utilizing BBH’s internal credit team to identify mispriced assets with attractive incumbent tenancy.  BBHRE has invested +$1 billion in private real estate, with a goal to significantly grow its portfolio over the next few years.

 

Job Responsibilities:

 

Investment Evaluation / Execution / Diligence / Transaction Support

  • Assist the Portfolio Manager in the evaluation of potential acquisitions across all BBHRE funds
  • Create and stress financial models to demonstrate sensitivities on returns under multivariable scenarios
  • Perform qualitative market research to assess target markets, including understanding competitive set and drivers
  • Conduct macro trend analyses on different property types and geographies to identify attractive market segments
  • Assist Portfolio Manager with transaction execution for acquisitions and divestitures, including capital calls, coordination with third parties (legal, consultants) to ensure smooth closing process on transactions
  • Support development of presentations for Portfolio Manager review, including reviewing offering memoranda (OMs), preparing sections, and creating investment committee memos, and lender presentations
  • Maintain internal acquisitions databases

 

Portfolio Analysis / Asset Management / Investor Relations

  • Use financial analyses to monitor and report on portfolio KPIs including tracking periodic operating metrics, and comparing financial results to (and reasons for deviations from) budgets and pro forma underwriting
  • Monitor portfolio activities including leasing, renovation progress, among other significant changes
  • Maintain internal databases critical in evaluating existing portfolio

 

Investor Relations / Private Banking Client Requirements

  • Assist with creation of quarterly investor letters
  • Assist with internal presentations to Private Banking Leadership and Relationship Managers
  • Assist with ad-hoc investor questions regarding BBHRE
  • Assist with ad-hoc PB client real estate inquiries (ex-BBHRE)

 

General Support

  • Assist Portfolio Manager on ad-hoc tasks related to the BBHRE portfolio responsibilities
  • Coordinate required data sharing with internal groups (accounting, front office, etc.)
  • Maintain records of meetings and documentation for auditors
  • Coordinate meetings with Investment Committees, external parties, etc.
  • Participate in wide array of internal and external calls and meetings

Qualifications:

  • Bachelor's or Equivalent
  • Up to 5 years of relevant, professional experience
  • Demonstrated interest in real estate and general understanding of capital markets
  • Prior work experience in real estate, asset management, investment banking, or financial analysis is strongly preferred, Argus experience a plus
  • Experience with Microsoft Office Products; advanced Excel skills and PowerPoint required
  • Potential to learn how to analyze investment opportunities, identify weaknesses and evaluate strengths
  • Highly organized, with ability to maintain databases and analyze trends
  • Ability to multi-task, while meeting deadlines
  • Solid relationship management skills
  • Ability to accept coaching and direction from more senior team members
  • Strong quantitative and qualitative skills
  • Strong conceptual and critical thinking skills
  • Strong oral and written communication skills

Total Rewards:

BBH’s compensation program includes base salary, discretionary bonuses, and profit-sharing. The anticipated base salary range for this role is $100,000 to $125,000, which is specific to New York, NY and may differ in other locations due to cost of living and labor considerations. Base salaries may vary based on factors such as skill, experience, and qualification for the role.
