Vice President of Acquisition

Our client is a market leading biomanufacturing real estate platform newly formed between a real estate and development firm and a leading global private equity firm with more than $8B in AUM.

Their approach to real estate acquisition and development is rooted in primary research and in-house analysis. They believe this approach allows them to attain market-leading insights, challenge conventional thinking and develop a differentiated product that is anticipatory of tenant needs. Further, these internally derived insights allow them to optimize acquisition and capital allocation decisions to provide value to their investors.

Our client is seeking a Vice President of Acquisitions to source and evaluate acquisition opportunities on the East Coast, with the initial focus on the Greater Boston area. This candidate will pursue acquisitions for ground-up development as well as redevelopment assets and must have a strong technical background in financial modeling and acquisition due diligence. The ideal candidate will also possess strong interpersonal skills, familiarity with the Greater Boston market and its key market participants and have the desire and ability to learn about the biomanufacturing asset class. This person will be asked to develop differentiated insight into the asset class to drive the platform’s overall acquisition and development strategy. Although the candidate will be responsible for tracking and underwriting broadly marketed and brokered product, the ideal candidate must be ready and excited to undertake independent market analysis and develop a pipeline around off-market and other unconventional acquisition strategies.

After site identification, the candidate will have responsibility for the entire acquisition and closing process, including due diligence and underwriting, preparation of investment committee materials, as well as PSA and loan document negotiations. After closing on an acquisition, the Vice President of Acquisitions will remain actively involved in each project and will maintain and update milestone financial models and reporting.

• Source and evaluate new investment opportunities

• Build a deep understanding of the biomanufacturing space, key demand drivers, and customer pain points

• Develop independent market and biomanufacturing sector insights to inform site selection and acquisition strategy

• Facilitate broker and industry expert discussions throughout the diligence process

• Analyze physical and intangible site characteristics including zoning, environmental, geotechnical, political, etc.

• Analyze and synthesize pricing feedback from construction managers

• Manage the entire acquisition diligence process

• Develop and refine financial underwriting and modeling

• Develop project business plans and presentation material for investment committee and other internal purposes

• Run point on the acquisition loan sourcing process

• Close on the acquisition and turn over to the development team

• Maintain regular contact with the development team and periodically update the financial underwriting

• 7+ years of experience in Real Estate Investment, Acquisitions, and Development

• Experience with real estate investing in life sciences or with tangential industries is preferred, but not required

• Exhibit management skills for building a best-in-class platform

• Ability to perform independent market analysis and research

• Strong technical skills and ability to perform detailed property level due diligence.

• Experience in financial underwriting and modeling
