Department: Asset Management

Location: Portland, OR / San Francisco, CA

Reports to: Director, Portfolio Management

Salary Range: $80,000- $110,000

 

Summary

The Analyst, Asset Management at The Green Cities Company is responsible for consulting with the asset and portfolio managers to perform detailed financial analysis and forecasting on the Firm’s properties. Reporting to the Portfolio Manager, this role will prepare sophisticated presentations to internal and external stakeholders and interact with various internal departments.


Responsibilities

In this role, you will be expected to:

  • Maintain and develop complex financial models for each asset utilizing Microsoft Excel and Argus.
  • Assist in performing refinance analyses, quarterly valuations, sell/hold analyses, and other ad hoc requirements.
  • Prepare and present property cashflow analysis on a monthly basis, including strategically monitoring liquidity and returns projections at the property and fund level.
  • Assist in the preparation of property budgets, forecasts, and variance analyses.
  • Review and confirm accuracy of pricing data provided by research on a weekly basis.
  • Assist in the creation of the annual business plans for each asset or portfolio.
  • Lead the annual year-end Appraisal process, working directly with the Asset Managers and Appraisers on the valuation methodology and draft comments.
  • Monitor and evaluate property operating performance and create templates to monitor capital improvements relative to business plan.
  • Create presentations for senior management and investors summarizing property and portfolio status.
  • Assist in the underwriting, documentation, monitoring, and administration of commercial real estate debt.
  • Assist in interactions with and analyses for lenders, investors, ground lessors, and other stakeholders.
  • Assist in preparation of monthly, quarterly, and annual lender and investor reports and presentations.
  • Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities.
  • Act as a liaison to other departments within the Company.
  • Work to find efficiencies and improvements within Asset Management Department i.e., pricing, valuations, cashflow analysis.
  • Additional duties as assigned.

 

Qualifications

  • Bachelor's Degree in finance, real estate, economics, accounting, or related field.
  • A minimum 2 years of experience as an analyst at an investment bank, institutional real estate investment firm, commercial real estate brokerage firm or the commercial real estate department of a commercial bank. Multifamily experience preferred but not required.
  • Experience utilizing real estate software programs, including proficiency with Microsoft Office, Argus, and Yardi 5.0/6.0.
