Position Overview

PEC is seeking a Managing Director for a leadership role in valuation with at least 10 years of experience to join its portfolio management team in Chicago. This position will be a key member of the portfolio management team that is tasked with efforts to value, track, analyze and report on the existing operating portfolio to help drive strategic insights and decision making. The position will be based in PEC’s downtown Chicago office. PEC is currently operating in a hybrid work model with the majority of days in the office. In person collaboration and learning are integral to PEC’s culture and success in this role. The qualified individual will be an analytical thinker with a strong work ethic, willingness to wear multiple hats, and desire to be an integral part of a team-oriented business. This person will have strong interpersonal and writing skills, and be able to analyze, interpret and synthesize a wide range of quantitative and qualitative information

The primary areas within portfolio management for which this individual will be accountable

Asset & Debt Valuation 

    • Lead the quarterly review of REOC valuations consistent with firm policy and maintain and enhance a best-in-class valuation process
    • Develop comprehensive familiarity with PEC sectors, REOCs, and assets
    • Engage in market outreach, data gathering, and review of space market, capital market, and property-level data and benchmarks to provide support for conclusions
    • Oversee the portfolio management team members in their quarterly review of REOC valuations as well as engage in direct review of assigned portfolios or assets
    • Coordinate and assist with the review of periodic third-party valuation opinions (appraisals and positive assurance) and year-end audits
    • Oversee the quarterly REOC debt valuations including market outreach, data gathering, and review of market rate conclusions
    • Participate in market and asset-level surveillance efforts
Analytics & Insight

      • Serve in an of counsel role to the firm’s leadership, REOC operating partners, and the firm’s capital partner
      • Synthesize conclusions in a concise, data-driven format to provide insight related to entity and asset-level valuation and performance outcomes
      • Support the preparation and review of the PECH (PEC investment vehicle) and REOC annual business plans through data collection, analysis, and presentation
      • Develop a solid understanding of operating company financial models including the rollup of Argus portfolio cash flows

 

Research & Analysis

    • Contribute to ongoing and special research related to space market fundamentals and macroeconomic trends
    • Assist in business building efforts through sector research and presentation

Required skills, capabilities and experience:

    • At least 10 years of relevant experience in real estate valuation or consulting with an emphasis on multifamily, industrial, and retail
    • Bachelor of science / business administration in finance, accounting, economics, real estate, or a quantitative discipline
    • MS in Finance or Real Estate, MBA, CFA, MAI (Member of the Appraisal Institute), Big 4 or large national firm manager level and above experience in real estate valuation & consulting a plus
    • Strong analytical, comprehension and problem-solving skills as well as strong verbal and written communication skills
    • Expertise in Argus Enterprise and Excel
