This position is remote and based on the East Coast, but our company operates nationally with a particular emphasis on large regional malls.

 

Vice President, Portfolio Management, East

 

Reporting to the Executive Vice President of Portfolio Management, you will be responsible for the overall day-to-day operations of assigned properties, including comprehensive supervision and leadership of personnel, and financial and maintenance functions at assigned properties. As the Vice President of Portfolio Management, East, you must be responsive to the various managers and corporate officers/managers and staff in their respective areas and to achieving the owners’ objectives for each respective property.  This shall be in line with a pre-approved business plan and operating budget, which this position will assist with creating in conjunction with the property managers. In addition, you will represent the company through dealings and interactions with different internal and external parties, including tenant representatives, city, and community officials, as well as regular interaction and correspondence with clients, JV partners, owner’s representatives, and other entity groups.

 

To be successful, you should have:

  • Bachelor’s degree; MBA or similar degree preferred
  • 2+ years of experience in a senior leadership role overseeing multiple assets
  • 5 years in a real estate property management role
  • Ability to travel up to 25% of the time

 

Your responsibilities as the VP of Portfolio Management, East will include:

  • Work to implement the Company Vision of Evolving Real Estate for the Next Generation through proactive leadership, engagement, and problem-solving.
  • Embody PRCP’s Core Values of People First, Results Driven, Community Focused, Strategic & Voice and lead initiatives at the Property level to collaborate and engage team members, drive value, and improve the experience at our centers.
  • In conjunction with the executive management team, work to manage daily the financial and capital management of the assigned properties, fostering relationships both internal and external to the Company that supports strategic initiatives to drive bottom-line growth.
  • Assure appropriate, consistent supervision of on-site staff by respective front-line supervisors and general managers, holding those supervisors accountable for meeting supervisory performance expectations, as well as Insperity HR expectations, and ensure any personnel matters are promptly addressed by company policies.
  • Monitor rent collections and landlord/tenant court action status. Supervise all arrears and collection attempts and keep open collections amounting to less than 0.5% of annual billings.
  • Comprehensively review and assist with creating annual operating business plans and budgets that are accretive to the properties.
  • Conduct regular comprehensive exterior/interior physical inspections with written records to ensure that the properties are being maintained in a clean, first-class condition and that each center is free from hazards or problems that may result in damage or injury to guests or employees.
  • Maintain an in-depth working knowledge of ongoing capital projects, tenant buildouts, value-add projects, and deferred maintenance projects at each property and ensure the property teams are working in compliance with local regulations as well as within the approved budgets.
  • Keep the COO and EVP of Portfolio Management informed of all material issues within the assigned portfolio. Interface with all pertinent company executives regarding leasing, budgets, development, marketing, and operations as needed.
  • Communicate directly with the respective ownership entities on an ongoing basis in accordance with the COO and EVP of Portfolio Management.  This includes the delivery of monthly asset reports and other general items that may arise, all in accordance with the management agreement.
