TITLE:  Construction Manager

 

JOB SUMMARY:

 

The Construction Manager will be responsible for overseeing specified capital and tenant improvement projects for a portfolio of commercial office and industrial properties. These properties are located throughout Southern California.

 

The Construction Manager must demonstrate a working knowledge of construction plans, budgeting, the tenant improvement processes, and construction administration. The Construction Manager will work closely with architects, contractors and Unire Group property managers to ensure completion of projects, inclusive of proper documentation.

 

The Construction Manager must be detailed and accurate in tracking the status and completion of projects and budgets. Excellent verbal and written communication skills, and the ability to work with diverse personalities and work styles is required.

 

The Construction Manager must have a minimum of five years of experience with an architectural or construction related firm, and/or a Bachelor's degree in a related field.

 

The computer skills necessary are a proficiency in Microsoft Office suite (Outlook, Excel, and Word). The Construction Manager will be required to travel to the Southern California properties, utilizing their own vehicle. Mileage will be reimbursed at the current Federal rate. The Construction Manager will work out of the Brea corporate office and report to the Vice President.

 

RESPONSIBILITIES & FUNCTIONS:

 

  1. Pre-Construction
    1. Obtain/ verify Scope of Work
      1. Specifications and Construction Plans
      2. Tenant's finish selections
    2. Obtain and analyze Contractor Bids
    3. Obtain/prepare and track Construction Documents
      1. Client Authorization and Budget
      2. Tenant/ Lease Work Letters
      3. Contract - Architect and General Contractor
      4. Insurance -General Contractor and all subcontractors
      5. Preliminary Notices
      6. Notice of Non-Responsibility (when applicable)
    4. Schedule work in coordination with Contractor, Property Manager, Tenant and any other involved parties

 

  1. Construction
    1. Attend necessary site meetings
      1. Pre-bid / pre-job meetings
      2. Ongoing construction meetings
      3. Final inspection / punch walk
    2. Review / approve Progress Payments
      1. Review payment request to verify accuracy of work completed
      2. Review, confirm and track lien releases (obtain corrections if necessary)
        1. Conditional / Progress releases for current billing
        2. Unconditional / Progress releases for previous billing
      3. Update budget tracking and verify/confirm with Property Accountant
    3. Obtain and track Change Orders
      1. Obtain Change Order documentation from Contractor
      2. Obtain Tenant's/ Owner's approval/signature on Change Order

iii.   Update budget tracking and verify/confirm with

       Accounting

    1. Confirm calculation of Construction Management Fees
      1. Copy appropriate pages from Management Agreement or Lease that specifies Construction Management Fee structure.
      2. Provide Accounting with confirmation of invoices to which Construction Management Fees are applied
      3. Confirm calculation and tracking of Construction Management Fee.

 

  1. Post-Construction
    1. Obtain Warranty information
    2. Verify and approve Final Payment
      1. Contractor's final payment in conjunction with Contract and Change Orders
      2. Lien Releases (contractor and subcontractors)
        1. Conditional/ Final for current/ final billing
        2. Unconditional/ Final after final payments
    3. Obtain Contractor's close-out package
    4. Complete internal construction file
  2. Miscellaneous
    1. Abstract all management agreements for construction management parameters
    2. Provide monthly accrual information to GL accountants for projects in progress
    3. Maintain and continuously update a tracking worksheet of all projects in progress for senior management oversight and the forecasting of construction management fees
    4. Serve as an additional resource for property managers in the operation of assigned properties
    5. Maintain property construction plans and archive
