Skye Management is looking for a Property Manager who will be responsible for all functions of the property, including supervision of staff, handling tenant communications, performing annual certifications, responsible for rental agreements, collecting deposits and rents, enforcing terms of the rental agreements, resolving tenant complaints and overseeing eviction proceedings when it becomes necessary.

Supervisory Responsibilities

  • Supervise maintenance staff; including but not limited to: Coordinating with the maintenance supervisor on the scheduling of maintenance work.
  • Responsible for conducting inspections on the property.
  • Provide reports of vacancies, tenant information, and the physical condition of the properties.
  • Review occupancy reports, aged receivables, and open work order reports. 
  • Confirm that all vacant units/areas are ready to lease.
  • Supervise all vacant apartment make-ready procedures.
  • Complete housekeeping inspections prior to renewing leases.
  • Regularly inspect grounds, interior, and common hallways.
  • Place orders, when approved, for all maintenance and cleaning supplies, materials, and equipment.
  • Conduct bi-annual inspections of the property.
  • Assists in drawing up specifications and putting bids out to contractors on recommended work as needed and approved by the main office.

Marketing & Sales

  • Contribute to the company’s website updates to manage vacant properties.
  • Complete weekly and monthly reports.
  • Review all rental applications and lease forms for accuracy and compliance with the resident policy.

Tenant Management

  • Maintain effective resident relations.
  • Supervise & implement rent collection policies and implementation of collection programs.
  • Supervise move-in and move-out procedures in a timely manner.
  • Responsible for rental agreements, collecting and recording deposits and rents, follow-up on delinquencies, enforcing terms of the rental agreements, resolving tenant complaints in a timely manner, and overseeing eviction proceedings when it becomes necessary.
  • Responsible for all aspects of tenant certification, selection, recertification, and applications.

Financial Reporting and Control

  • Prepare monthly financial accounting, reporting, and explanation of variances.
  • Approve invoices for payment.
  • Report and control attendance of the direct reports.
  • Assists the main office with the preparation of the annual budget.

Administration

  • Maintain property files and records.
  • Handle any emergency that may arise on site.
  • Communicate all problems and make recommendations to the management.

Qualifications

  • Bachelor’s Degree, and a minimum of three years of property management experience.
  • Proficiency with various software, apps, and computer programs such as Yardi, CRM, and Google Suite.
  • Excellent verbal and written communication skills.
  • Exceptional organizational skills.
  • The Candidate must be able to work effectively as a member of a diverse team.
  • Proven track record of facilitating performance improvement.
