POSITION SUMMARY:

The Senior Director of Property Development role is responsible for leading and managing the Real Estate expansion program including new store construction, new tenant delivery, property management, store maintenance, accounting, and general coordination and interaction with all Property Development divisions for owned and leased properties. This role manages and plans for major shopping center renovations, and oversees the numerous external relationships with tenants, municipalities, and the real estate community. This role supports the Ocean State Job Lot (OSJL) Mission, Vision, and Values and works closely with the Real Estate, Legal, Accounting, Construction, Property Development, and Store Operations teams to accomplish the goal of filling all real estate vacancies with quality tenants, including OSJL, in quality spaces. The Senior Director of Property Development leads and directs the work of members of the Property Development Team, Accounting Team, Construction Team, and Store Maintenance Team. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Oversee property due diligence for new shopping centers after evaluation based on zoning, environmental, physical needs and OSJL’s strategic goals as well as access and entitlement processes.

  • Partner with Leasing Manager and Legal team on budgeting and evaluating prospective tenants, and approving lease language and commitments.

  • Partner with Regional Store Operations management in owned plazas regarding placement of new tenants.

  • Oversee Property Management in each plaza where new construction and renovations are taking place.

  • Plan, organize, and supervise in-house work crews, outside vendors, activities, and staff involved in the coordination and administration of new construction projects and remodels.

  • Evaluate proposals and bids for all assigned projects and recommend bid acceptance.

  • Oversee all owned and leased locations for maintenance, accounting, and construction functions.

  • Review all budgets, contracts, invoices, and expenses for approval.

  • Interface with property managers of owned plazas within each region.

  • Work with the Real Estate team in conducting due diligence investigations for potential acquisitions.      

  • Continually develop and share network of contractors for skilled trades and general maintenance work.

  • Coordinate, plan, and execute construction or other capital project activities.

  • Ensure that landlord requirements are fulfilled per lease terms and that deadlines are achievable.

  • Develop and implement new processes and procedures to increase efficiencies and reduce costs.

  • Represent OSJL at meetings about zoning or other property/real estate issues with towns/municipalities. 

  • Prepare spending projections for all properties including repairs and maintenance, capital projects, preventative maintenance, and utilities; manage all spending against said budgets.

  • Continuously evaluate spending vs budgets, and make real time adjustments to the program with emphasis on constant improvement.

  • Manage the Property Management Financial and Work Order system to ensure proper implementation by all participants including field staff, outside vendors, and materials vendors.

  • Ensure compliance with company standards and procedures.

  • Ensure the department's programs support the company's strategic objectives.

  • Manage associates who develop scopes of work, prepare budgets, solicit bids, receive proposals from qualified contractors, and update standard company reports.

  • Manage associate performance, write performance reviews and provide coaching and feedback. As needed, delegate work and follow up with team members to confirm timely completion of tasks. Update management with status reports detailing team members’ progress on assigned duties.

  • Assist with hiring new team members, training new team members and acting as a mentor to coach and develop new teammates.

  • Participate in developing department goals, objectives, and systems.

  • Maintain compliance with federal and state regulations concerning employment.
