This is an in-office position in Nashville, TN.

Growing Nashville-based real estate investment and development firm with over $250 million of assets under management is seeking a Director of Investments to join the team.  Founded in 2013, the Firm is focused on the acquisition, ownership and management of irreplaceable high-quality assets in strategic locations with accretive medium and long-term prospects.

The ideal candidate will be a motivated self-starter with a minimum of 5 years of institutional and/or big firm experience heavily concentrated in the quantitative analysis of real estate investment, leasing, and development opportunities, including full mastery of Excel-based modeling. Substantive Argus experience is also required. Development experience is preferred, but not required.  The position will report directly to the Firm’s Managing Director and will work closely with the MD in support of the Firm’s acquisition, financing, leasing, and development initiatives. The role will be supported by an Investments Analyst that will report directly to the Director.  The role is well-suited for a candidate with proven self-initiative skills required to build and maintain local, regional, and national industry relationships for the identification and acquisition of accretive commercial, retail, residential and industrial assets, as well as development sites. The ideal candidate will also interact with, and prepare market research reports for, the Firm’s institutional partners and investors.

Compensation will be commensurate with experience for similar positions in the subject market, including bonuses and other transaction-driven incentives.

Additional Duties & Responsibilities

  • Identify and source strategic investment opportunities across all relevant asset classes.
  • Lead overall investment analysis on target acquisitions.
  • Own a deal from initial sourcing to closing, and throughout the investment horizon in conjunction with other departments, including asset and property management.
  • Develop and build the Firm’s deal pipeline and refine investment strategies and processes in close relationship with the Firm’s MD.
  • Spearhead deliberate, intentional strategies for the platform with a keen eye toward continued growth and scalability, while soliciting feedback from other groups for best practices.
  • Identify real estate investment trends and opportunities and recommend target asset classes, deal profiles/characteristics/risk profiles/geographies.
  • Work with and manage the Firm’s third party consultants on all investments, including both income producing assets and development opportunities.
  • Meet with local neighborhoods and municipalities regarding proposed developments, and assist in navigating entitlements processes and applications where necessary.
  • Maintain and develop acquisition database and tracking matrix, sourcing and employing technology and systems that give the Firm a competitive advantage.
  • Produce complex financial models using Microsoft Excel and Argus to analyze prospective investment opportunities across all property types, geographies, etc.
  • Develop and maintain relationships with industry stakeholders to grow the Firm’s acquisition pipeline.
  • Write and prepare investment committee memoranda, presentations and reports.
  • Provide analytical support during the due diligence phase of new investment opportunities including, but not limited to, reviewing leases, financials, third party reports and surveys, and market data.

 

Qualifications

  • A minimum of 5 years of real estate industry experience relevant to the above-listed job responsibilities.
  • Strong understanding of investment fundamentals and cash flow modeling and analysis.
  • Highly effective interpersonal/communication skills and writing abilities.
  • Proven leadership experience.
  • Proficiency in Excel and Argus Enterprise required.
  • Ability to multi-task and operate efficiently and effectively with limited supervision.
