10B Owner/Operator Needs a Property and Operations Manager for NYC Retail Properties 

Responsibilities will include:

Work closely with the Head of the Retail Portfolio to coordinate contracted capital, tenant property management relationships and  retail tenant improvement projects and build-outs.

Job Responsibilities:

  • On site representative of the property owner and primary contact to the tenants with regard to the daily occupancy, use, repairs, maintenance, security, and general well-being of the building.
  • Work with owner’s portfolio management team to analyze and review quarterly budget and property analytics
  • Maintain proper tenant relations by periodic visits, emails and telephone conversations to ensure a high standard is maintained regarding all facets of building operations and services
  • Maintain, implement and perpetuate the policies and procedures of Owner
  • Conduct regular inspection walk-throughs of common areas, sub- levels, tenant corridors and restrooms and building exterior
  • Oversee construction in the Building, including coordination with Expeditor for Building Department Permits , Special Inspections and necessary sign-offs
  • Maintain Building Contract sheet, Contract Approval Forms and project folders
  • Prepare Contracts for vendors and contractors working on building capital and non-recurring projects
  • Update Capital Improvements and Non-Recurring Projects’ schedule
  • Prep are RFP’s for Capital and Non-Recurring projects
  • Prepare Approval Forms for non-budgeted project
  • Prepare, track and maintain Project Status Sheets
  • Conduct Leasing walkthroughs
  • Oversee team of Property Management staff; conduct performance reviews, provide feedback, hiring / onboarding process

 

Qualified candidate must possess:

  • 7-10 years of formal retail shopping center property management experience.
  • Proficient in MS Excel and Office Suite
  • Knowledge of reporting tools such as VTS, Real Logic and Yardi
  • Able to thrive in a fast moving environment, highly motivated self-starter with well
  • Developed personal and client management skills.
