Company Description

Our client is a privately-held real estate development, investment and management company in its fourth-generation of family ownership. The company owns and manages a New York City portfolio of midtown office and prime multifamily buildings, and is developing Camp North End in Charlotte, NC and a series of projects in Austin, TX. Our client continues to look for opportunities to deploying capital into strategically selected, pedestrian-oriented, office, multifamily and retail opportunities.

 

Responsibilities

Our client is seeking a Development Associate to be part of the mixed-use development team at Camp North End. The Associate will work under senior team members’ leadership to assist in all aspects of the development process such as market research, financial analysis, design, construction, and leasing. 

 

The Associate’s principal responsibility will be to support the office and retail leasing work associated with , both the buildings that have already been redeveloped and those that are planned for the future. Camp North End is a 76-acre mixed-use project that is creating the most vibrant place in Charlotte, NC. The project includes multiple phases of adaptive reuse (three complete, two to go), as well as new construction (first building will break ground this summer).

 

The associate will work under senior team members’ leadership to screen interested small business tenants, to identify small businesses we want to recruit to join the community of tenants, to draft leases and lease amendments based on letters of intent and working from established templates.

 

General development responsibilities

  • Assist with design and construction meetings and track action items
  • Participate in coordination with various project consultants, which could include architects, engineers, lawyers, marketing agencies, and contractors
  • Assist with management of “owner’s budget,” including planning and procurement of amenities and oversight of installation
  • Communicate effectively with project stakeholders, including investors, lenders, and community leaders
  • Assist with transactions and entitlements as needed
  • Assist with turnover to operations, which could include tracking action items, punchlists, etc

 

 

Small business/retail leasing

  • Promptly respond to all inquiries.
  • Screen inbound inquiries from our website and other channels. Evaluate their fit with the Camp North End community of tenants (the “campfam”), the strength of their business plan, the likelihood that they will successfully attract enough customers to succeed.
  • Where necessary, turn down interested potential tenants while maintaining their enthusiasm for Camp North End.
  • Proactively monitor the Charlotte and regional retail/f&b scene to identify small businesses we want to recruit to join the community of tenants.
  • Give tours to potential tenants and other community members.
  • Analyze lease terms, compare to proforma, and provide options to decision makers about how to proceed.
  • Participate in deal-making with tenants, including explaining why our leases are structured the way that they are.
  • Work closely with construction/tenant coordination teammates to understand the delivery condition of each space, be able to explain same to potential tenants, and understand how this impacts timing and tenant capital requirements.
  • Working from approved templates, draft leases or lease amendments that reflect the terms of signed letters of intent, being thoughtful to ensure that any special operations or other concerns of the space are addressed.
  • Participate in coordination with our outside retail leasing broker.
  • Develop, grow, and maintain relationships with potential tenants and brokers.
  • Maintain your relationships with tenants as part of the team working to ensure good tenant relations.
  • Keep VTS up to date with all inquiries / steps taken by internal staff and monitor VTS to ensure that the outside brokers are keeping it up to date.
  • Maintain in-depth knowledge of local competition.

 

Large business/office leasing

  • Manage and execute “VIP” programming for prospective tenants, typically attached to community-wide events being executed on site by other team members.
  • Ensure potential tenants receive appropriate follow-up gifts, including assembling the gift and delivering same to the tenant’s office or to fedex.
  • Provide support as needed for tours to potential tenants.
  • Participate in coordination with our outside retail leasing broker
  • Keep VTS up to date with all inquiries / steps taken by internal staff and monitor VTS to ensure that the outside brokers are keeping it up to date.

 

 

The associate will also work on other responsibilities within the Development Director’s prevue, including development management, asset management and/or property management.

 

 

Qualifications, Experience and Education:

  • Required:
    • BS/BA in real estate, business, accounting, or a related field
    • 2-5 years of direct commercial (office and/or retail) leasing experience.
    • Knowledge of typical retail lease provisions, lease terminology.
    • Sales and/or negotiation skills.
    • Strong Microsoft Office user and comfort learning new technologies.
    • North Carolina (or other) brokers license
  • The position is based full-time in the Camp North End project office, with flexibility to work certain days remotely.
  • The position will require occasional travel.

  • Communicate tactfully and skillfully with third-party brokers; ownership; prospective and existing tenants; and employees of various levels.
  • Enthusiastic about becoming an active participant in external professional organizations.
