Summary
This Associate position is a vital component to the performance and future growth of Realterm’s Development Platform, working side-by-side with members of the Development and Investments team, and Realterm’s Shared Services teams. The Associate position has high visibility within the Company, with substantial opportunity for interfacing with the Investors, and requires highly organized, detail-oriented, and self-motivated characteristics with an ability to respond effectively to changing workloads and priorities and consistently manage timely deliverables. This position will be considered a key ‘right-hand’ person to Development & Investments leadership helping drive projects to completion, and will help oversee day-today management of development projects across all phases from pre-construction through final close-out / transition to operations.

Specifically, the responsibilities for this Associate role will include:
For Development, support the project lead on: a) development opportunity prospecting, b) preliminary development evaluation and analysis, c) detailed underwriting / financial modeling, d) committee reporting and approvals, e) ground lease structuring and negotiation, f) RFP responses, g) design review and budgeting, h) entitlements and permitting, i) construction oversight, and j) handover to the Asset Management teams.

Essential Duties and Responsibilities
  • Identify and source new investment opportunities through outreach and communication with brokers and key customers in partnership with the Investments team. Opportunity structures may include, ground lease, land acquisition, joint ventures with other developers, etc.
  • Support deal lead on day-to-day management of activities of development projects, including the oversight of project contractors, consultants, and/or JV partners, and coordinate and lead all related development meetings.
  • Lead the underwriting / financial modeling process in both Argus and Excel including the creation of the original model as well as regular updates to the model as required on a monthly, quarterly, annual, or ad hoc basis.
  • Lead the detailed project due diligence / feasibility analysis process for potential projects.
  • Lead the preparation of Investment Committee and Investor packages as required for potential or active projects.
  • Support project lead in the negotiation and day-to-day management of legal documents including predevelopment agreements, professional service agreements with consultants and contractors, tenant leases, purchase and sale agreements, joint venture structure documents, etc.
  • Support the project lead in the preparation and presentation of project status reports to Development team leadership and Realterm leadership
  • Manage all project related documentation in collaboration with other Realterm teams
  • Completing and reviewing various Excel financial modeling to include the project models, complex debt structures, investment valuation, debt structuring and sizing, promote calculations, joint venture waterfalls, etc.

Qualifications
  • Demonstrated proficiency in Microsoft Office applications and Argus.
  • Demonstrated proficiency in using SharePoint or other document control softwar
Education and/or Experience
  • Bachelor’s degree required
  • Minimum of three years of experience in real estate. Previous Financial Analyst experience or real estate related accounting experience preferred, and a proven track record of success in those roles.
Work Environment
The position will work in a general office setting and may require travel, up to 10% of time annually, to remote office locations based on organizational/business needs.

Physical Demands
Must be able to remain in a stationary position for the majority of the workday, sitting at a desk, consistently operating a computer. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 10 lbs.
