About Us:

Alpine Start Development is a privately-owned real estate investment and development company, with a primary focus on ground-up multifamily projects in North and Central Texas.  The Company is a development firm with a pipeline exceeding $400m of total project cost.  Prior to forming ASD, the principals closed 40 transactions within the Dallas / Fort Worth Metroplex since 2017, and managed development projects nationwide exceeding $1.2b in capitalization.

Description:

Reporting directly to the development associate and the firm’s managing partners, this role will support the team in underwriting, development, capital markets, and acquisitions.  The role will include new deal underwriting and market research; preparing capital marketing materials to finance and capitalize development projects; assisting with land and construction loan closings; learning how to oversee construction management and monitoring budget re-forecasts.  The role presents a unique opportunity of involvement in every facet of the development process, from pre-acquisition to disposition, and will provide the analyst with regular interaction with the firm’s managing partners.

Responsibilities:

  • Acquisitions
    • Underwrite potential new projects
    • Conduct market research, analyze opportunities, and make recommendations on potential acquisitions
    • Financial modeling analysis for complex real estate transactions in MS-Excel
  • Capital Markets
    • Create investment memoranda and support managing partners in financing efforts for land loans, construction loans, and joint venture equity
  • Development
    • Create presentations for investment and development team review and evaluation
    • General due diligence coordination for new development projects
    • Manage a system that tracks all new development opportunities

Requirements:

  • +/- 1 years of experience with some of the responsibilities listed above
  • Bachelor’s degree
  • Experience underwriting real estate transactions
  • Strong financial analysis capability
  • Strong Expertise in MS-Excel
  • Ability to manage multiple tasks, prioritize work, and set/meet deadlines
  • Self-starter, ability to think independently, problem-solve, anticipate next steps, and hold an ownership mentality
  • Desire and commitment to work in an entrepreneurial and collaborative environment
  • Familiarity with the development process including project due diligence, pre-development design, entitlement/municipal approvals, and construction project budgeting is a plus
