Role Overview:

The VP/SVP, Acquisitions (title will be commensurate with experience) will be a key member of the team, working closely with the Executive Management team and reporting directly to the President. The successful candidate will reside and lead acquisition and development activity within the eastern half of United States, with a specific focus on the mid-Atlantic and the southeast. Responsibilities include sourcing and screening potential investments, financial modeling and underwriting, presentation of potential investments to the Investment Committee, due diligence, negotiation of purchase and sale agreements and joint venture agreements, and closings. The role will require attention to detail, critical thinking, effective communication and writing skills, and the ability to work through complex issues with solutions and recommendations.

Responsibilities:

  • Source and evaluate prospective acquisition and development opportunities in accordance with the firm's investment criteria in target markets and communicate the investment merits to the President.
  • Prepare underwriting analysis on prospective investments, which includes creating financial models, performing market research, and drafting investment summaries.
  • Prepare and present Investment Committee materials, including discussion memorandums, investor presentations, due diligence memorandums, and offering materials.
  • Oversee the entire acquisition process, including managing due diligence, performing site visits and market tours, ordering and reviewing third-party reports, and facilitating closing.
  • Work with legal counsel to negotiate purchase and sale agreements, joint venture agreements, and related documentation.
  • Work with the CFO to source acquisition and construction loans, participate in the negotiation of term sheets and loan docs with the CFO and other finance individuals, and assist with the ongoing compliance of the various terms and covenants.
  • Prepare investor materials including, but not limited to, investment summaries, private placement memorandums, webinars, and investor education materials.
  • Assist in the capital raise process via pitching investment opportunities to our distribution partners and their clients.
  • Interact with distribution partners, investors and advisors on an as-needed basis regarding market, property, and investment updates.
  • Work with the Asset Management team in the disposition of the assets and close-out of the investment vehicles.
  • Develop relationships with brokers, principals, and developers.

  • Minimum ten years of relevant real estate and industry experience. Preferred experience includes acquisitions, investment sales and/or mortgage brokerage. Multi-Family experience required.
  • High degree of proficiency in all aspects of underwriting, market research and financial analysis.
  • Bachelor's degree required, MBA a plus, from four-year college or university in Real Estate, Finance or related field, or equivalent combination of education and experience.
  • Established track record of sourcing and closing transactions in key markets of eastern region of U.S.
  • Effective writing skills and ability to synthesize information, as well as strong verbal interpersonal/communication skills
  • Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously
  • High level of attention to detail and accuracy, with ability to make thoughtful decisions and solve problems
  • Strong critical thinking, analytical skills, maturity, and sound judgment is essential
