As a key member of the Real Estate department, the Analyst / Associate has a unique opportunity to play a frontline role within the growing and dynamic global real estate investment portfolio. Based in , this position will report to the Director of Real Estate Investments and is responsible for analyzing, monitoring, and assisting in ongoing investment management and transaction processes.

Principal Responsibilities
  • Analyze, manage, and monitor existing portfolio as well as potential acquisitions and complete market and economic research, as necessary
  • Provide analytical support on investments, including creating valuation models, conducting hold-sell and refinance analyses, and assessing third party reports
  • Maintain performance database and track portfolio results against established benchmarks and annual operating and capital budgets
  • Prepare or assist in preparing capital market research, portfolio research on investment strategies, including compilation, analysis, and interpretation of market research
  • Review property appraisals for reasonableness of assumptions, unusual items, and notations that may signal the need for further inquiry
  • Participate in the development and implementation of the management information systems
  • Prepare materials for, and participate in, internal meetings and external due diligence
  • Partner closely with accounting and compliance areas encouraging the exchange of ideas and information, assuring confidence in accuracy and quality of real estate data
  • Develop and maintain quantitative models to assess potential investments, investment themes, portfolio construction, and investment pacing
  • Prepare quarterly board meeting material and assist with accounting, finance, or administration functions when needed
  • Support various ad-hoc projects and Real Estate team initiatives with a commitment to preserving, enhancing long term value and programmatic development

Required Qualifications

  • Minimum of a Bachelor’s Degree in a business or related quantitative field, advanced degrees, and industry training is considered a plus
  • Minimum of 3 years’ experience including; direct involvement in underwriting and analyzing institutional real estate investments
  • Highly proficient in Microsoft Excel and PowerPoint as well as material experience with Argus, Yardi, or similar software
  • Proven ability to audit, generate and maintain financial cash flow, valuation and partnership capital and income distribution models
  • Strong technical writing, presentation, and critical thinking skills
  • Familiarity with real estate law concepts, including purchase and sale contracts, lease contracts, mortgages, appraisals, development contracts, and joint venture agreements

Real Estate Program

Real Estate is a critical component of APFC’s institutional investment platform, with a portfolio invested primarily in direct ownership of residential, retail, industrial, and office buildings in the U.S. and abroad.  The real estate investment strategy targets a mix of investment styles, ownership structures, property life cycles, and property types to achieve diversification and return objectives,

 

The team looks for opportunities to control decision-making from acquisition to final exit, including the execution of asset management decisions through the hiring of all key onsite teams and external advisors to improve operational effectiveness and value enhancement. 

 

The objective of the real estate portfolio is to generate steady cash flow, achieve inflation and risk-adjusted returns for the Fund throughout various market cycles.  The APFC maintains a long-term investment horizon and is a conservative institutional real estate portfolio consistent with the Fund’s statutory authority.
