We are actively searching for an Associate, Development and Construction Management, International, Development & Asset Management  (Los Angeles) This role will support QuadReal’s International Development Management, Asset Management, Valuations and Portfolio Management teams.  The candidate will gain a broad exposure across the four divisions by providing analytical support across multiple asset classes and geographies with a focus on assisting the oversight of active development projects in the Americas, Europe and Asia. 

 

The Associate will work closely with the Vice President, Development, as well as the Investments, Asset and Portfolio Management and Finance teams to oversee the full lifecycle of new development and capital investment projects held in either joint venture partnerships or direct investment throughout QuadReal’s International portfolio.  This position will be based in Los Angeles and will report to the Vice President, Development Management, International Real Estate. 

 

Responsibilities

  • Understand and be exposed to all aspects of the real estate lifecycle — with a focus on acquisition, development, design and construction, and business plan implementation
  • Ongoing review and analysis of project budgeting, scheduling, and drawings & design specifications
  • Analyze critical path impact of entitlement, design and schedule changes, and assist in assessing mitigation strategies and alternatives to ensure maximum project returns
  • Track key risks to project delivery and approved underwriting
  • Maintain dashboard for partner and project level compliance with reporting requirements
  • Maintain development risk tracker and ad hoc Investment Committee monitoring initiatives
  • Research and analyze construction cost data, competitive product design features, emerging building and engineering technologies, and their impact to project underwriting
  • Assist with monthly and quarterly reporting, construction progress metrics, and other KPIs
  • Assist in underwriting and due diligence activities for development and value add transactions
  • Provide support in the preparation of quarterly reforecasts and variance analyses
  • Analyze project sustainability, wellness and smart building specifications against programmatic goals and portfolio wide performance standards
  • Assist in the tracking and reporting of revenues and expenses associated with the development management oversight function
  • Develop a working knowledge of partnership agreements, development agreements, construction agreements, other agreements to assist with project tracking responsibilities
  • Work with multiple teams across Portfolio Management, Asset Management and Investments to audit and maintain proprietary databases and reporting dashboards for accurate and timely reporting
  • Relocation to Los Angeles  is required. International travel required.

Qualifications and Experience

  • Education– Completed university degree with professional accreditation in Architecture, Engineering or Construction Management.  Completed graduate degree from top tier university in real estate development or real estate project management is considered an asset
  • Experience – 3-5 yrs total experience including real estate development, architecture and construction management based in the United States, Southern California experience preferred.  Prior experience in real estate asset management focused on development management and oversight, preferably in the setting of an international real estate investor/operator/developer. Prior  experiencein architecture and/or construction management is required  Related experience in real estate asset management focused on development management and oversight, preferably in the setting of an international real estate investor/operator/developer is considered an asset. Demonstrated application of real estate fundamentals, cost and financial analysis, project management and reporting, commercial architecture and construction practices, and the full lifecycle of project entitlements, design, and execution. 
  • Analytical – Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.  Demonstrated aptitude manipulating large real estate portfolio and asset level data sets.  Adept at synthesizing large quantities of information for concise executive level reporting and risk management.
  • Communication – Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages to investment teams, asset managers, and joint venture partners. 
  • Organization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change.  Comfortable following direction but also contributing to the direction.
  • Software – Proficient in Excel, Word, PowerPoint and Project.  Applicable experience with data dashboard creation in Excel and Power BI.  Familiar with Yardi Investor Plus, ProCore, Bluebeam Revu. 
  • Relationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance but then move projects forward independently.
