Job Title: Senior Manager of Development and Investment Strategy – Commercial Real Estate

Type: Full Time, Exempt

Starting Pay Range: $100,000 - $130,000 annually, depending on experience

Bonus: May be eligible for annual bonuses

Location: Denver, Colorado

Urban Villages is seeking a Senior Manager of Development and Investment Strategy to provide leadership and strategic support to the progression of new and existing development projects.   The ideal candidate has a minimum six years of work experience in acquisitions, development and underwriting within multiple commercial real estate asset classes.

 

Position Overview:

The Senior Manager of Development and Investment Strategy will be responsible for working with the broader development team to secure, conceptualize, underwrite, capitalize, and progress development projects from acquisition through construction.  The position will work closely with the entire development team, and coordinate with the design, asset management, and investment teams.  Specific tasks include working with the teams to determine highest and best use, project market feasibility and underwriting, monitoring returns through the design and entitlement process, and financial oversight through design and construction. The position will also play a key role in selecting and managing hotel operators and other strategic partners as needed to support Urban Villages growth. This position will require travel and reports to the Vice President of Development.

 

Primary Responsibilities:

  • Evaluate development opportunities, including identifying market-specific economic and demographic data, rental comparables information, construction cost estimates, construction schedules, operating budgets, local permit and fee costs, local supply and demand statistics and financial assumptions .
  • Lead the financial feasibility and underwriting of projects from ideation through completion, including calculation of project budgets, investment returns and distribution waterfalls.
  • Prepare executive-oriented memos for prospective projects detailing investment rationale, execution risks and prospective returns and present to senior leadership.
  • With the asset management team, verify assumptions, underwriting, and project metrics.
  • Work with the investment and asset management teams to prepare informational packages for internal investment committees and offering memoranda for equity partners and outside lenders.
  • Conduct market research and maintain a deep knowledge of relevant markets and comparables, and capital markets metrics for all asset types developed by Urban Villages.
  • Develop relationships with landowners, developers, brokers, capital markets teams and other individuals and groups necessary to facilitate development .
  • Update and track all proforma changes throughout projects and work with project teams to provide monthly updates to senior management from acquisition through project completion.
  • Coordinate with asset management on operating budget assumptions and lease-up schedule throughout the lease-up process to verify accuracy of the underwriting assumptions.
  • Support negotiating legal agreements as needed.
  • Run the selection of hotel operators and other strategic project partners as needed.
  • Help manage hotel operators through the design and construction process with the project management team.
  • Assist in the creation of business plans for projects and opportunities Urban Villages may pursue.

 

Required Qualifications:

  • Degree in real estate, finance, accounting, or related field
  • 6+ years of related work experience in real estate
  • Strong understanding of commercial real estate and finance concepts
  • Experience leading a team of 2+ people
  • Ability to create and analyze a project pro-forma from scratch, with little input from others
  • Experience with multiple real estate asset types such as retail, office, hospitality and multi-family
  • Strong experience in real estate cash flow modeling and Excel
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner
  • Excellent writing and verbal communication skills
  • Absolute discretion in receiving and handling sensitive information
  • Exceptional customer service and interpersonal skills; ability to professionally interact with a broad range of clientele/relationships
  • Exceptional work ethic and ability to accomplish objectives with limited daily supervision and oversight
  • Proficiency with Microsoft Suite, Google Suite
  • Ability to travel when needed, often on short notice
