Description


East West Partners is looking for a Real Estate Development Finance Manager to join our team in Steamboat Springs, CO. 

The initial focus for the finance manager role will be responsibility for day-to-day financial management of project activities relating to all Steamboat projects. This role will report directly to the East West Partners Steamboat Market Manager, with frequent interactions with other members of the East West Steamboat Team.

In addition to the responsibilities for the current projects, this role will include involvement in various aspects of all East West efforts in the Steamboat market current and future development projects.


Responsibilities Include:

General

  • Be a flexible and meaningful member of the newly created East West Partners Steamboat team with an ability and a willingness to jump in and get the job done and perform any tasks needed to achieve company goals.
  • Take a lead role in underwriting for new deals and financial management of ongoing deals.
  • Periodic reporting out to the project and partner teams on all activities.

Financial

  • Oversee the preparation of all project pay applications in coordination with the owner’s construction or development manager, the design team, and the East West accounting team.
  • Review of and consolidation of monthly financial reports to be shared with project partners including budget tracking, variance reporting, and any other needed reports.
  • Work with East West corporate finance team and Market Manager on regular lender reporting and relations.
  • Work with East West corporate finance team and Market Manager to track actual spend against approved loan budget.
  • Take primary responsibility for the development and integrity of financial models
  • Perform ad-hoc analysis on strategic issues related to development projects
  • Prepare reports for investors, lenders, and internal users; develop new reporting packages and efficient ways of gathering / communicating information. Ensure timely delivery.
  • Underwriting of new development projects using Excel, responsible for complex financial modeling and utilizing data (market statistics, rent and sale comparable).
  •  Prepare presentations for internal, partners and executive level partners.
  • Prepare executive-oriented investment reports.
  • Conduct and compile ongoing market research; maintain deep knowledge of relevant markets, submarkets, and property comps.
  • Other tasks as necessary to support the East West Steamboat goals.

Location: Steamboat Springs, CO - We would require any candidate to be full time in Steamboat Springs, CO within 30 days of hire or such later date as agreed to by hiring manager.

Compensation:
 +/- $80,000 - $120,000 Depending on Experience


Minimum Requirements:

  • 3+ years real estate finance experience, residential experience a plus 
  • Strong quantitative, analytical, problem-solving, and organization skills
  • Knowledge of modeling cash distribution waterfalls
  • Foundational understanding of development, residential real estate and finance concepts
  • Real estate modeling experience
  • Advanced skills in Excel; Proficient with Microsoft PowerPoint, and Word
  • Strong written and oral communication skills
  • Self-motivated, team orientated, with strong time management skills
  • Proven ability to work proficiently as part of a team
  • Entrepreneurial thinker comfortable working in a really busy organization
  • A willingness to learn and grow within a small team environment
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner
  • Excellent writing and strong verbal communication skills
  • Discreteness in receiving and handling sensitive information 
  • Must be fully vaccinated against the COVID-19 virus and provide evidence of full vaccination status to East West.
