Financial Analyst

 

 

Moore & Associates, Inc., a vertically integrated commercial real estate investment company based in Bethesda, MD, is currently seeking a Financial Analyst for the Bethesda, MD office. The position will work with the investments team on the underwriting of new acquisitions, execution of business plans and asset management of the Washington, DC metro and Austin, Texas portfolios consisting of approximately 2.0 million square feet.

 


Responsibilities:

 

  • Underwrite prospective investments utilizing Argus software and proprietary Excel models
  • Work with investments team leaders as well as in-house leasing, property management and construction management teams to refine underwriting assumptions
  • Assist in site inspections and property tours
  • Articulate findings (pros and cons) of a transaction to team members in a professional and thorough manner
  • Regularly update internal Argus and Excel models to reflect executed leases, changes to market assumptions and proposed capital plans
  • Assist in collecting and evaluating required due diligence for capital transactions
  • Abstract and interpret commercial lease documents (leases, amendments, subleases)
  • Contact appraisers, brokers and research firms for real estate comparable information

 

 

Qualifications:

 

  • Bachelor’s Degree in business, finance, economics or related field preferred; Master’s Degree optional but not required
  • Minimum of 3 years of relevant real estate experience
  • Strong knowledge of Microsoft Office Suite and Argus Enterprise essential
  • Excellent critical reasoning, quantitative and analytical skills
  • Experience in office, retail & industrial underwriting essential; multifamily underwriting experience preferred
  • Ability to focus under pressure and comfortable meeting tight deadlines with a high degree of accuracy and attention to detail
  • Excellent research skills and aptitude to understand the dynamics of various locations, submarkets, economic conditions and capital markets
  • Written and verbal communication skills, including the ability to summarize conclusions and confidently present well-supported arguments for or against a specific investment opportunity
  • Ability to function both in a team-oriented setting and independently
  • Strong sense of personal motivation, responsibility and entrepreneurship
