We are currently seeking candidates for an Acquisitions Analyst position to be based out of our Orange County office.

Job Purpose:

The Acquisitions Analyst contributes to the student housing and multi-family acquisitions team in taking the lead on financial analysis, research, financial modeling, budgeting, cash flow forecasting, valuation, loan matters and special projects. The position is intended to provide career growth toward becoming a Vice President of Acquisitions.

Essential Functions:

  • Collects, analyzes, and prepares data in the acquisition and financing of prospective real estate investments and development opportunities as well as for the refinancing or disposition of assets currently owned.
  • Tracks the team’s acquisitions pipeline and manages key dates on the asset offering process.
  • Builds and manages financial models for all new investment opportunities and existing holdings.
  • Serves as one of the key points of contact with sales brokers, consultants, attorneys, lenders, and other real estate professionals.
  • Assists brokers with the production of Offering Memorandums and Broker Opinions of Value.
  • Takes the lead on managing third party report processes.
  • Reviews and abstracts loan documents and other agreements.
  • Collaborates with various internal departments including Asset Management, Development, Investor Relations, Marketing, and Property Management.
  • Creates loan and acquisition deal closing summaries for the asset management team.
  • Works with supervisor during the underwriting process to assist in structuring and analyzing transactions to prepare them for investment committee review.
  • Conducts market research and analyzes market data including market occupancy, rental rates, demographics, competitor positioning and economic information.
  • Assists asset management analyst on scheduled financial budgeting and reporting as needed.
  • Assists with ad-hoc/special projects as needed.
  • Recommends processes to improve Company efficiency.
  • Responsible for day-to-day communications with Supervisor and ensuring all analysis and tasks are completed on time.
  • Maintains regular and consistent attendance according to required work schedule decided by the Company.
  • Represents the Company in a professional manner at all times.
  • Travels to tour properties and markets, and meets with brokers and property managers, as deemed necessary.
  • Continually works toward career growth path of becoming a real estate acquisitions professionals.

  • Advanced financial modeling skills and understanding of key commercial real estate principles and financial concepts and metrics (IRR, cap rate, cash yield, DSCR, debt yield, loan sizing, et al).
  • Strong analytical and problem-solving skills.
  • Team player with excellent leadership skills and ability to develop the skills of subordinates.
  • Ability to work independently, prioritize duties, manage time efficiently, and multi-task.
  • Ability to function well in a high-paced and at times stressful environment.
  • Advanced proficiency with Microsoft Office, particularly Excel, PowerPoint, and Word.
  • Experience in any combination of the following: Argus, Real Capital Analytics, Axio, Entrata, Salesforce, RealPage

Education and Experience:

  • Bachelor’s degree in Finance, Accounting, Real Estate, or related field of study
  • 2-4 years prior experience in financial analyst role within real estate, multifamily sector preferred
  • Real estate license preferred
