The Opportunity

Blue Vista Capital Management is seeking to hire a full-time VP of Acquisitions with historical exposure to multiple markets and multiple property types (minimum 7-10 years of acquisitions experience with title dependent on experience level).  The candidate will work as part of a team tasked with investing institutional equity into large scale middle market investments.  Working alongside other team members, the candidate is expected to participate in the origination, negotiation, documentation and closing of new transactions which may include core, core plus and value add acquisitions as well as new developments.  Transaction types include direct investment, joint ventures (LP and GP equity) and preferred equity.  The position will have an emphasis on analytics, financial modeling, capital structuring and qualitative analysis which will be used in key investment-making decisions for the Middle Market team.  The position includes a varying and challenging set of elevated level responsibilities and an opportunity for growth in an expanding, well capitalized real estate private equity company.

 

The primary functions of this position are the following:

 

  • With others on the Acquisition MME team, originate, negotiate, close, and document new middle market investments for the firm’s various fund vehicles.
  • Suggest acquisition, operation and disposition strategies to maximize value of each investment and returns to BV investors.
  • Work with the firm’s Capital Markets team to solicit, negotiate and close on debt financing for new middle market investments.
  • Interact with key industry figures including brokers, lenders, owners, and investors.
  • Develop an ability to negotiate and work with joint venture partners with a goal of creating long-term partnerships with Sponsors.
  • Attend conferences and networking events representing the firm and sourcing new transactions and Sponsors.
  • Ability to “partner” with both the sponsor search function as well as the asset management function within the middle market equity platform.
  • Working with and developing junior talent (need be able to work with and develop analyst and associate level team members).

 

The primary skill sets, traits and experiences of the ideal candidate are the following:

 

  • Minimum 7-10 years of commercial real estate transaction experience (title commensurate with experience level)
  • Strong analytical skills with the ability to understand and adopt the BV approach to the acquisitions underwriting and analysis process.
  • Able to keep multiple transactions on track simultaneously.
  • A self-starter with good people skills.
  • Ability to think critically about joint venture structures and capital structures.
  • Developing experience in applicable acquisition work, debt origination or brokerage experience within the real estate industry. Preferably, the candidate would have experience within principal investing and exposure across multiple markets and asset classes of real estate, with some level of experience with joint venture partnerships.
  • Outgoing and capable of easily relating to prospective partners, lenders and investors across a multitude of personalities, but with a “listen first” mindset.
  • Detail oriented with a strong understanding of Excel based real estate models and ARGUS.
  • Team player mindset, with ability for collaboration across acquisition, asset management and accounting teams. Blue Vista is a “team” oriented culture, and personality and ability to mesh with the team is as important as technical skills.
  • Internally motivated, with the ability to self-direct priorities and identify areas for improvement or growth for the firm. Must be able to multi-task across multiple partners, markets, and asset classes.
  • Excellent written and verbal communication skills; must be able to present to the team, investment committees and investors the merits of various transactions and investment strategies.
  • Flexibility in schedule for travel, networking, and nights/weekend meetings also essential to success in the role.
  • Ability to adapt to a dynamic, growing and complex business with a growing team.
  • Excellent academic record with an undergraduate degree.
